How Luxury Airbnb DSCR Loan Sizes Work From Jumbo to Super Jumbo

How Luxury Airbnb DSCR Loan Sizes Work From Jumbo to Super Jumbo

The Quick Read: Luxury Airbnb DSCR loan sizing is a ladder: as the balance climbs, maximum leverage steps down, credit and appraisal requirements tighten, and cash-out disappears, while the short-term-rental income path stops at $2,000,000 even though the broader program reaches $10,000,000, subject to underwriting. Finishes and zip codes do not move a file between tiers. The loan amount does. Here is what that means for you:

  • Leverage on a purchase typically runs 80% to a $1,000,000 loan, then 75%, then 65%, then 60% on review above $4,000,000.
  • Short-term-rental (STR) income counts only on loans up to $2,000,000, at 80% of gross, with coverage of 1.00 or higher.
  • Above $2,000,000 you need two appraisals. Above $3,000,000 cash-out is off the table and the credit floor moves to 700.
  • The question that decides your file is usually which income number the program lets you use, not the loan size alone.

The Size Ladder at a Glance

Most investors want the ladder first, so here it is. The loan sizes below are loan amounts, not purchase prices. Multiply price by leverage first, then read the band that loan lands in. Every figure is a ceiling through select wholesale programs at coverage of 1.00 or higher, subject to underwriting.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Credit works the same way, and the score in each band is what the top leverage cell needs. It is not the program floor. The floor is 660 on loans to $3,000,000 and 700 above that. The top cell needs 660 or better in the first band and 700 or better from $1,000,000 to $1,500,000. It needs 720 or better from $1,500,000 to $3,000,000 and 700 or better above $3,000,000. A lower score drops you to a lower leverage cell in the same band.

Above $4,000,000 every request is reviewed case by case before submission. It is purchase or rate-and-term only, and the figures above are never a flat “up to.” That is how most programs the brokerage places files with are built, though the strictest ones want more.

Key Terms Defined

DSCR (debt service coverage ratio): monthly property income divided by the full monthly obligation, meaning principal, interest, taxes, insurance, and any HOA dues. A 1.00 means the income covers the payment.

Jumbo loan: a loan above the conforming limit for the county where the property sits.

Super jumbo: lender shorthand for balances well above ordinary jumbo, often drawn near $3,000,000. No regulator defines it, and lenders draw the line in different places.

Non-QM: a loan outside standard owner-occupied mortgage rules. DSCR loans are a common example, and they qualify primarily on property-level rental income covering the payment, subject to lender guidelines.

PITIA: principal, interest, taxes, insurance, and association dues. This is the monthly obligation the DSCR ratio divides into.

ITIA: the same obligation on an interest-only loan, with no principal in it.

Appraiser’s rent schedule: the appraisal form that estimates market rent. It is Form 1007 for a single-family home and Form 1025 for two to four units.

What Do “Jumbo” and “Super Jumbo” Actually Mean?

“Jumbo” has a legal anchor and “super jumbo” does not. The Federal Housing Finance Agency sets the conforming loan limit every year, as described in its annual limit announcement. The current one-unit baseline is $832,750, and the high-cost ceiling is $1,249,125, which is 150% of the baseline, per Orrick’s summary. High-cost counties earn a higher limit when 115% of the local median home value exceeds the baseline, per Calculated Risk’s reproduction of the FHFA text.

Two practical points follow. First, the limit caps the loan amount, not the purchase price. Second, a loan that is jumbo in one county can be conforming in another.

For luxury rentals, none of that governs the loan. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The conforming limit is a naming reference. The tiers that matter are the program’s own, and they are listed in the table above.

How Does Underwriting Treat a Luxury Airbnb, Step by Step?

Underwriting follows six steps, and size shapes each one.

1. Size sets the tier. The loan amount places you in a band. Leverage steps down as the band rises, and there is no flat LTV across all sizes.

2. The ratio is calculated. The lender divides qualifying monthly income by the full monthly obligation. Coverage of 1.00 earns full leverage. Coverage from 0.75 to 0.99 is a real path through select programs to $2,000,000, but LTV and terms adjust, subject to underwriting.

3. Income is documented. On a refinance, the STR path uses twelve months of operating history. On a purchase, it uses the appraisal’s short-term-rent analysis. Either way, the program counts 80% of gross, and the borrower must be experienced: twelve months owning income property in the last thirty-six. The discount exists because STR operating costs run higher than long-term-rental costs. Lenders also vary on whether they accept third-party projections at all.

4. The appraisal is ordered. Above $2,000,000 the loan needs two appraisals. A value miss and a rent miss are different problems, because a low value cuts the loan size while a low rent cuts coverage.

5. Reserves are verified. Expect six months of PITIA on the subject property, or twelve months for a first-time investor. On interest-only loans the reserve is counted on ITIA. Other financed properties add no extra reserves, and the program allows up to twenty financed properties.

6. The entity is reviewed. An LLC can be the borrower with an individual guarantor behind it, subject to lender program eligibility. Layered entities are not welcome.

Why Does Coverage Get Harder as Price Rises?

Rent does not scale with price. A property that costs three times as much rarely rents for three times as much. So the ratio of income to obligation tends to thin as the balance grows.

Luxury Airbnbs make this worse in one specific way. The appraiser’s rent schedule reflects a traditional twelve-month lease, and that number often sits well below true nightly-rental potential. A luxury STR can clear 1.00 on real booking income and still look thin on the lease-based number.

That is the logic behind the ladder. Lenders cut leverage as the balance rises because the income cushion shrinks while the exposure grows. Interest-only helps here: the program offers a 120-month interest-only period on 30- and 40-year terms, up to 75% leverage, with coverage of 0.75 or better and qualification on ITIA. Removing principal from the monthly obligation lifts the ratio, subject to underwriting. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Where the Rules Break

The $2,000,000 STR cliff. STR income qualifies only on loans up to $2,000,000. On loans above $2,000,000, a file is generally reviewed on long-term rent. A luxury property that clears 1.00 on nightly revenue may fall short on paper. This is a common surprise for high-end operators.

Cash-out thins, then vanishes. Cash-out proceeds are unlimited at or below 60% LTV and capped at $1,500,000 above 60%. There is no cash-out above $3,000,000, and none for 680-and-below credit above $1,500,000. Above $4,000,000 the file is purchase or rate-and-term only. Lendmire’s piece How to Fund a Luxury Airbnb Purchase With a Super Jumbo DSCR Cash-Out covers the structure in detail. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Overlays above $3,000,000. Above $3,000,000 there is no rural property, and no more than ten acres on a non-rural one. Only citizens and permanent residents qualify. The borrower needs 0x30x24 housing history and 48 months of seasoning after a credit event. Cash-out proceeds never satisfy reserves.

Appraiser variance. Luxury STRs are hard to comp. The same house can draw different rent opinions from different appraisers, so the income basis your lender allows matters as much as the number.

Local legality. Municipal permission to operate a short-term rental must be documented for the specific property. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Four Modeled Examples

These are modeled illustrations, not market data. Each assumes coverage of 1.00 or higher and a strong credit profile.

Price Leverage Loan lands in What changes
$1.2M 80% purchase Under the $1M line Top leverage, STR path open
$2.5M 75% purchase $1.5M–$2M band STR path still open, one appraisal
$3.2M 75% purchase $2M–$3M band Two appraisals, long-term rent basis
$6M 65% purchase $3M–$4M band 700+ credit, overlays, no cash-out

The $1.2 million buyer gets the best cell on the ladder. At 80% on a purchase the loan stays under $1,000,000. That keeps the top leverage, a single appraisal, and the STR income path, with the credit score needed for that band.

The $2.5 million buyer sits just under the STR cliff. At 75% the loan lands in the $1.5 million to $2 million band. STR income still counts, but a few points more leverage would push the loan past $2,000,000.

The $3.2 million buyer is in a different spot. At 75% leverage the loan lands above $2,000,000, and bringing it down to $2,000,000 would take leverage near 62%, which means roughly 37% down. That is a large equity commitment, not a small tweak. Some investors still choose it to keep the STR income path open. Splitting the capital stack, meaning a smaller loan with more down payment, is the first lever to test, but run the long-term-rent coverage too before deciding. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

The $6 million buyer is the other extreme. At 65% on a purchase the loan lands in the $3 million to $4 million band. STR income no longer counts, so coverage is tested on long-term rent. The 700 credit floor, the super jumbo overlays, and two appraisals all apply, and cash-out is not available. Push leverage higher and the loan crosses $4,000,000, where every request is reviewed case by case.

Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

When DSCR Isn’t the Right Fit

If coverage fails on every income basis, other structures exist. They trade simplicity for different documentation.

Option Reviewed on Tradeoff
DSCR Property rental income Coverage thins as price rises
Bank statement Documented deposits More paperwork, personal cash flow
Full-doc jumbo Traditional personal-income documentation and W-2s Strongest on personal income
Portfolio loan Lender discretion Terms vary widely by lender

Alternative-income programs review the file on documented income under the applicable program, subject to lender guidelines. Tax treatment varies; consult a qualified professional.

Which Tier Am I In?

Work through these in order:

1. Multiply your price by the leverage you want, then find the loan band. 2. Check credit against the band’s top cell, remembering the 700 floor above $3,000,000. 3. If the loan is $2,000,000 or less, ask whether you have twelve months of history or an appraisal STR analysis to document at 80% of gross. 4. If the loan is above $2,000,000, test coverage on long-term rent and plan for two appraisals. 5. If you are within a few percent of a boundary, test the smaller loan with more down payment before committing. 6. Confirm municipal permission for the property and your reserves.

Frequently Asked Questions

Is there an official definition of super jumbo?

No. Only the conforming limit is set by federal rule. Super jumbo is lender shorthand, often drawn near $3,000,000, and lenders place the line differently. Within the Lendmire network, the standard program stops at $3,000,000 and the larger tiers run to $10,000,000.

Can I use Airbnb income on a $3 million loan?

Not on this network. Short-term-rental income qualifies only on loans up to $2,000,000, so a $3,000,000 loan is generally reviewed on long-term rent. Test your coverage on that basis before you commit.

Do I need traditional personal-income documentation for a luxury Airbnb DSCR loan?

The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, reserves, and appraisals are still reviewed closely.

Can I hold the property in an LLC?

Yes, subject to lender program eligibility. An individual guarantor stands behind the entity, and layered entities are not accepted.

Can I take cash out on a very large luxury rental?

Only at lower balances. Cash-out ends above $3,000,000, and above $4,000,000 files are purchase or rate-and-term only, reviewed case by case.
