The Quick Read: Big banks rarely write this loan, because their underwriting centers on your personal income, while the DSCR lenders (debt service coverage ratio, meaning rent measured against the full monthly payment) that do write it qualify primarily on property-level rental income, subject to lender guidelines.
- Short-term rental (STR) cash-out refinances typically reach up to 70% LTV on the strongest files, versus up to 75% on standard long-term rentals.
- Expect a credit score of about 640 or higher and roughly 12 months of hosting history.
- Coverage starts at 1.00 on both STR purchases and STR refinances in select programs.
- Seasoning, the waiting period after you buy, is commonly about 6 months before a cash-out is sized on appraised value.
- Clearing 1.00 does not mean the property makes money, because repairs, vacancy, and management sit outside the calculation.
Do Banks Actually Do This?
Some do, in narrow cases. Large retail lenders mostly underwrite you first and the building second, so a cash-out on an Airbnb-style property runs into their income and debt-to-income checks. Variable booking income is also hard to fit into a bank’s standard process.

Credit unions and local portfolio lenders (lenders that keep loans on their own books) sit in the middle. Some will look at an STR, but their appetite changes from one institution to the next.
The lenders that handle this loan most often are non-QM lenders. Non-QM means the loan falls outside standard mortgage rules and uses different income tests. Lendmire is a mortgage broker, not a lender. It shops a wholesale network of DSCR lenders and matches a scenario to a program. The lenders that write this loan, and the best program for your situation, depend on property type, credit profile, leverage need, and how you document the income.
| Lender type | Underwriting basis | STR friendliness | Typical fit |
|---|---|---|---|
| Big banks | Personal income and debt | Often low | Owner-occupied, small portfolios |
| Credit unions, portfolio lenders | Mixed, case by case | Varies widely | Local, relationship-driven files |
| DSCR lenders via a broker | Property rental income | Program-dependent | Investors scaling several doors |
Key Terms Defined
Cash-out refinance: a new loan that pays off your old one and hands you the extra equity as cash, as Corporate Finance Institute describes it.
LTV (loan-to-value): the loan balance divided by the property’s appraised value.
PITIA: principal, interest, taxes, insurance, and any association dues, which together make up the full monthly payment.
Seasoning: the waiting period between acquiring a property and refinancing it on a new appraised value.
Hosting history: the record of nightly bookings, usually shown through platform payout statements, a manager’s ledger, or bank deposits.
Non-QM: a mortgage outside standard agency guidelines, built around a different way of proving you can repay.
How the Loan Works, Step by Step
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Here is the sequence a file follows.
1. Confirm the program accepts STR income. Not every DSCR program does. Across the wholesale network, many programs treat short-term rentals as their own category with their own leverage and documentation. Short-term rental rules can vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income.
2. Check seasoning. Seasoning is lender policy, not law. About 6 months is the common expectation for a cash-out in this network. The clock is separate from the hosting-history requirement. You can pass one test and still be waiting on the other.
3. Document the income. Programs usually want trailing platform history, a third-party projection, or an appraiser’s rent figure. The next section compares the three.
4. Order the appraisal. One report sets the value, which drives LTV, and the rent estimate, which drives coverage. Here is where STR files get tricky. Appraisers commonly use Form 1007 for one-unit rentals and Form 1025 for small income properties, per the Fannie Mae Selling Guide on appraisal report forms. Those are only report formats. DSCR loans are not agency products.
Form 1007 measures monthly market rent. Fannie Mae’s appraiser update states that the form is not meant for short-term rental nightly rates. HousingWire adds that forcing STR income into that form often distorts DSCR calculations and produces artificially low ratios. The appraisal will not simply show your Airbnb income.
5. Run the coverage test. DSCR is monthly qualifying income divided by PITIA. A cash-out raises the loan balance, so the payment rises and coverage drops even if bookings hold steady.
6. Close and redeploy. Many investors hold the property in an LLC, subject to lender program eligibility. The cash then funds the next down payment, and the cycle repeats.
How Short-Term Rental Income Gets Counted
The method you pick can move the coverage number more than the interest on the loan. Program rules decide which methods are allowed.
| Method | What the lender sees | Watch for |
|---|---|---|
| Trailing history | 12 months of payouts or deposits | Seasonal dips in the average |
| Third-party projection | A market-data estimate | Often favored on purchases, less on seasoned refinances |
| Appraiser rent figure | Long-term market rent | Can understate a strong STR |
Trailing history is the cleanest evidence for a refinance, because it shows what the property actually earned. A recently converted long-term rental, or an STR under 12 months old, may fall back to long-term market rent. That can push coverage under the floor even when bookings look strong.
Worked Example: What a Cash-Out Does to Coverage
These are modeled assumptions, not market data. Picture an STR with a loan at about 50% of appraised value and coverage near 1.60x. Assume the new loan carries the same terms as the old one. The investor refinances at 70% LTV, the ceiling for STR cash-out, so the balance climbs by 40% and the payment rises with it. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
| Scenario | Loan vs. value | Approx. coverage |
|---|---|---|
| Before cash-out | About 50% | About 1.60x |
| After cash-out at the STR ceiling | 70% | About 1.14x |
| Same loan, bookings 15% lower | 70% | About 0.97x |
Proceeds in this model are roughly 20% of the property’s value before closing costs and any prepayment penalty. Taxes and insurance do not scale with the loan, so treat the ratios as approximate.
The last row is the point. A property can clear 1.00 in a strong season and dip below it in a soft one. 1.00 is where many select STR programs start, on purchases and on refinances alike. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted, so a dip is not automatically the end of the road.
Clearing the test is also not the same as earning a profit. DSCR compares rent to PITIA only. STR cleaning, platform fees, furnishing, utilities, and vacancy all sit outside the number. Stress-test your own occupancy and nightly pricing before you pull the cash.
Sequencing Repeated Cash-Outs
Each cycle raises your debt and lowers your cushion. The decision to repeat should rest on three checks.
Coverage after the next payment. Run the post-refinance number on the property you are tapping, then run the new purchase as well. Two thin files stack risk.
Reserves. They vary by lender, leverage, loan size, and transaction type. Plan on about 6 months of PITIA as a common level. Conservative files at modest leverage under $1,500,000 can sometimes see reserves waived, while larger loans typically step up to about 9 months. Cash-out proceeds may count toward reserves on some programs.
Seasoning on the new property. Your next purchase starts its own waiting period. Plan the cycle around the slowest clock, not the fastest.
A larger down payment on the next purchase lowers the payment and can lift coverage. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files have enough equity and enough rental coverage.
Where the General Rule Breaks
Short history. Under 12 months of hosting often means a different income method, or a wait. A DSCR refinance for short-term rental investors is easier to line up once the ledger is there.
Thin credit. About 640 is the STR minimum credit score in this network. A 620 floor exists in parts of the network, but for standard rentals. Higher scores generally open more leverage and better terms, so a file near the floor may see tighter limits.
Property type. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through these DSCR programs.
Loan size. Standard programs run up to $3,000,000. Above $2,500,000 the network generally holds to 30-year fixed structures.
Term structure. The spine is the 30-year fixed. Select lenders in the network also offer 40-year terms and interest-only periods, and ARM structures exist for investors who want them. Interest-only can help the coverage number, but it leaves the balance untouched.
Coverage and no-ratio paths. Select lenders in the network will consider coverage below 1.00, with leverage and terms adjusted. No-ratio loans are available only through select lenders, generally for borrowers who already own a primary residence.
What Should You Do If the File Falls Short?
If coverage is thin, you have a few levers. Pay down the existing balance, take less cash out, wait for more trailing history, or ask a broker to look at a program with different income treatment. Comparing a cash-out versus a no-cash-out DSCR refinance can also show you whether a smaller structure works first.
| Problem | Likely fix |
|---|---|
| Coverage under the program floor | Lower leverage, interest-only, or a sub-1.00 path |
| Less than 12 months of history | Wait, or use a different income method |
| Not enough seasoning | Hold longer before sizing a cash-out |
| Reserves short | Reduce the cash-out or add liquid funds |
Programs change, and every file is underwritten individually. The complete DSCR loans guide covers the baseline mechanics if you are new to them.
Frequently Asked Questions
Do big banks offer a DSCR cash-out on a short-term rental?
Rarely. Their underwriting centers on your personal income and debt, which does not fit a property-income loan. Credit unions and portfolio lenders vary. Which lenders write this loan depends on your property and file, and a broker can compare non-QM DSCR options for you.
How much cash can I pull from an STR?
Typically up to 70% LTV on the strongest STR files, versus up to 75% on standard rentals. Your actual proceeds depend on the appraised value, your existing balance, closing costs, and any prepayment penalty. Credit, coverage, and reserves also matter, and all of it is subject to lender guidelines.
Do I need an LLC?
No. Many investors prefer one, and it can be used subject to lender program eligibility. Which structure fits depends on your goals and the program.
Can the same lender handle my purchase and my later refinance?
Sometimes. Programs differ on seasoning, history, and income method between purchase and refinance. A broker can line up the purchase with the refinance in mind, rather than treating them as separate loans.
Is a long-term lease required?
Not necessarily on an STR. These loans rely on STR income evidence or a market rent figure, depending on the program. Confirm the method before you order the appraisal.
