Best Short-Term Rental Cash-Out Refinance Program for Higher Loan-to-Value Limits

Best Short-Term Rental Cash-Out Refinance Program for Higher Loan-to-Value Limits

The Quick Read: The best program for your situation is the one that lets a short-term rental clear both tests at once: enough equity under a loan-to-value ceiling of about 70% on short-term-rental cash-out, and enough rental coverage on the new payment. The smaller of those two limits sets your loan. Higher leverage on this property type is a ceiling set by program guidelines, not something you negotiate up to.

  • Across the wholesale network Lendmire works with, cash-out on short-term-rental collateral tops out around 70% LTV, while cash-out on a standard rental reaches about 75%.
  • A typical short-term-rental file expects a 640+ credit score and about 12 months of hosting history. The coverage floor is 1.00 on a refinance and 1.10 on a purchase.
  • A stronger coverage ratio can improve pricing and terms. It does not lift the 70% short-term-rental cash-out ceiling.
  • Clearing 1.00 does not mean the property produces positive cash flow, because the ratio ignores operating costs.
  • Every figure here is a typical range, subject to lender guidelines and individual underwriting.

What a Short-Term Rental Cash-Out Refinance Actually Is

A cash-out refinance replaces your current loan with a larger new one and pays you the difference. On a short-term rental, which is a property you rent by the night through a platform, the lender sizes that new loan against two things. One is the property’s value. The other is how well its income covers the new payment. Corporate Finance Institute describes the same basic mechanic: the old mortgage is paid off, a new larger loan funds, and the leftover is cash to you.

A DSCR loan is an investor loan that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. You are almost always a personal guarantor, and the lender still pulls your credit. What changes is that your personal debt-to-income ratio is not the center of the file.

Large agency programs have their own cash-out rules.

This is why “best” is a fit question rather than a ranking. Brokers like Lendmire work with many wholesale lenders, and each program draws its lines in slightly different places on hosting history, income method, and reserves. A broker’s job is to match the file to the program where those lines fall in your favor.

Key Terms Defined

Loan-to-value (LTV) is the new loan amount divided by the appraised value of the property.

DSCR (debt service coverage ratio) is the property’s rent used for lender review divided by its monthly debt obligation. A result of 1.00 means rent equals the payment.

PITIA is principal, interest, taxes, insurance, and any association dues. It is the full monthly obligation that DSCR measures against.

Seasoning is the waiting period a lender wants between buying a property and refinancing it. About six months is the common expectation for cash-out.

Hosting history is your record of actual bookings and payouts on the property, usually shown through platform statements.

Prepayment penalty is a fee for paying a loan off early. Many DSCR loans carry one.

Reserves are liquid funds you hold after closing, usually counted in months of PITIA.

How Underwriting Treats the File, Step by Step

Underwriting runs the equity test and the income test separately, then lets the tighter one decide. Step 1 asks how much the value supports. Steps 2 and 3 ask how much the rent supports. Step 4 shows what lands in your pocket.

Step 1: The equity test

The lender orders an appraisal. It multiplies that value by the program’s maximum LTV. For short-term-rental collateral, the ceiling on cash-out is around 70%. For a standard long-term rental, cash-out reaches about 75%. Both are ceilings, not entitlements. A property with weak comps, an unusual layout, or a lower-leverage property type can land under them.

Step 2: The coverage test

The lender divides qualifying income by the full PITIA on the new, larger loan. Dues count if the property has them. The program then compares the result to its floor. On the short-term-rental programs in the network, that floor is typically 1.00 on a refinance and 1.10 on a purchase. Never blend those into one number. They are separate products with separate rules.

The textbook version of this ratio differs slightly. Corporate Finance Institute explains that formulas vary by lender and typically use cash flow over interest and principal. Residential investor programs use income over PITIA instead. If you have studied the commercial formula, do not assume it matches your file.

Step 3: Which income number counts

A short-term rental can be underwritten on one of three income paths:

  • Trailing booking history. Actual platform and payout statements show what the property earned.
  • A market projection. A data tool estimates revenue from comparable listings.
  • The appraiser’s long-term rent schedule. This is the market-rent form completed with the appraisal, Form 1007 on a single-family home and Form 1025 on a two-to-four unit property.

Each path can be discounted. A lender may haircut a projection, and the rent schedule is usually the lowest of the three. Projection tools typically pull comparable listings within a set radius, matched on bedrooms, bathrooms, and guest count. They tend to assume the home is available every night of the year. That makes a projection a potential-revenue estimate, not verified host income, and it explains why lenders discount it.

Step 4: The smaller number sets the loan

If the rent cannot carry the maximum loan at the required coverage, the loan shrinks until it can. Coverage also thins as cash comes out, because a bigger loan means a bigger payment. Proceeds equal the new loan minus your payoff, closing costs, and prepaid items. The maximum loan is therefore never the same as the cash you receive.

The Two-Ceiling Comparison

Factor Standard rental cash-out Short-term-rental cash-out
Typical max LTV About 75% About 70%
Credit score Most programs want ~660 640+
Coverage floor 1.00 on select programs 1.00 on a refinance
History expected Lease plus rent schedule About 12 months of hosting

The five-point gap matters more than it sounds. On the same appraised value, the 70% ceiling instead of 75% produces a smaller loan. Model both ceilings, then model the income-limited loan size, and plan around whichever is lowest.

Does a Higher Score or Stronger Coverage Raise the Ceiling?

No. Credit tiers and coverage ratios change pricing and some leverage tiers on standard programs, but they do not move the 70% ceiling on short-term-rental cash-out. A 760 score and a 1.50 ratio get you better terms inside the box. They do not enlarge the box.

The same logic applies to a larger down payment on a purchase. More equity lowers the payment and can lift the DSCR. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Structures and Variations That Exist

The spine of the network is the 30-year fixed loan. Select lenders in the network also offer extended terms, such as 40-year, and interest-only periods. ARM structures exist for investors who want them. Loan sizes run up to $3,000,000 on standard programs, and above $2,500,000 the network generally holds to 30-year fixed structures. Balances below the standard-program minimum route through select lenders in the network.

Reserves vary by lender, leverage, loan size, and transaction type. On a cash-out refinance, around six months of PITIA is common, and larger loans typically step up to about nine months. Some programs let cash-out proceeds count toward reserves, though that varies by lender.

Holding the property in an LLC is common, subject to lender program eligibility. Entity documents then join the file.

A short hosting history

A property with a short operating record is harder to refinance, because the lender has less to verify. Select short-term-rental programs typically expect about 12 months of hosting history. Some programs set that requirement differently, so a three-month-old listing is a lender-by-lender question rather than a flat no.

The rent schedule that undercuts your income

The appraiser’s rent schedule reflects long-term market rent. Fannie Mae’s appraiser guidance notes that Form 1007 reports monthly market rent, not nightly short-term-rental rates, which is why it understates short-term-rental income. Freddie Mac’s form is the same market-rent schedule for single-family investment property. If your hosting records are thin, the file may run on that lower number and the loan may shrink. Some programs accept a short-term projection for cash-out and others do not.

Legality and local rules

A property without legal short-term use may not be able to count that income at all, whatever the haircut. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Owning many financed properties

Per-property underwriting means five financed rentals are not a barrier in themselves. It also means a strong Airbnb cannot rescue a weak one. Each property has to clear its own tests.

Property types the network does not offer

Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs. Other property types can sit below the 70% short-term-rental ceiling.

Fast exits

Many DSCR loans carry a prepayment penalty. If you plan to refinance and then sell or re-refinance within a short window, a short-term bridge loan may fit the strategy better than a cash-out.

Does Clearing the Coverage Test Mean the Property Cash Flows?

No, and this is the most expensive misunderstanding in the category. DSCR compares rent to PITIA only. Repairs, vacancy, management, cleaning, platform fees, utilities, and capital expenses all sit outside the calculation. A short-term rental has more of those costs than most long-term rentals.

A file can pass at 1.15x and still lose money after operating costs. That is why the maximum cash-out is not automatically the right amount. Many investors borrow below the ceiling to protect cushion. They treat the ceiling as the outer limit rather than the target. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

What the Decision Looks Like in Practice

Picture three investors, each with a short-term rental and a different constraint.

An investor with 14 months of platform statements and a 700 score. This file can run on trailing history. The ceiling is still about 70% on short-term-rental cash-out, so the question is whether coverage holds at the larger payment.

An investor with three months of bookings. This investor can wait for history to build. Alternatively, a broker can check whether any lender in the network will underwrite on the rent schedule or a discounted projection for a smaller loan.

An investor eyeing a 75% cash-out on a nightly rental. Under the network’s short-term-rental guidelines, the ceiling is about 70%. A 75% cash-out figure applies to standard rentals. The realistic move is to model 70% and decide whether that amount still serves the plan. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Before you apply, gather these items:

  • booking and payout statements showing hosting history
  • evidence the property can legally operate as a short-term rental
  • the current payoff statement
  • entity documents, if an LLC holds the title
  • your reserve statements

A conventional cash-out refinance qualifies primarily on personal income, tax returns, and debt-to-income ratio. A DSCR cash-out looks instead at whether the rental’s income covers the new payment. The complete DSCR loans guide covers the fundamentals of that income side.

Frequently Asked Questions

Can I get 75% LTV on a short-term-rental cash-out refinance?

Across the network, the cash-out ceiling on short-term-rental collateral is about 70% LTV. The 75% figure applies to cash-out on a standard rental. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Does a higher DSCR let me borrow more against my Airbnb?

Not past the ceiling. A stronger ratio can improve pricing and terms. It does not lift the roughly 70% LTV limit on short-term-rental cash-out. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

How much hosting history do I need?

Select short-term-rental programs typically expect about 12 months. A shorter record may push the file toward the appraiser’s rent schedule or a discounted projection, which usually means a smaller loan.

Does the maximum cash-out equal the cash I receive?

No. Reserve requirements and any prepayment penalty on the old loan also affect what you net. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Do I need a 640 credit score?

A 640+ score is typical for short-term-rental programs. A higher score improves pricing and some terms, but it does not raise the leverage ceiling. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
