The Quick Read: On a short-term rental cash-out refinance, the appraisal is the step an investor should plan to keep, because it sets the value that caps leverage and often supplies the rent opinion the lender reviews. The real choice is how the lender counts hosting income, and the best program for your situation depends on your documented booking history, credit profile, and equity.
- Cash-out leverage on short-term rental collateral tops out around 70% LTV, subject to lender guidelines.
- Expect a 640+ credit score and about 12 months of hosting history.
- Coverage starts at 1.00 on refinances for most programs; select-lender paths exist outside that line.
- Clearing 1.00 does not mean the property cash-flows.
- Documented booking history is the strongest lever in the file.
Nobody should promise a short-term rental cash-out with the appraisal skipped. Brokers still see people ask for it, so this article explains what sits between a full appraisal and none, and how the best program for your situation gets matched.

What Does “Without a Full Appraisal” Actually Mean?
It rarely means no valuation at all. On a cash-out, a lender needs a value to set loan-to-value, and any cash back to the borrower triggers the strictest leverage tier. The variations that exist sit on a spectrum:
| Variation | What it means | STR fit |
|---|---|---|
| Full appraisal with rent schedule | Value plus appraiser rent opinion | Common, but rent opinion often reads long-term |
| Appraisal, income from host history | Value from the appraisal, income from bookings | Strongest fit for seasoned hosts |
| Appraisal plus STR analysis | Market-data projection supports income | Useful with thin history |
| Valuation waiver | Lender skips or lightens the report | Differs by program, not guaranteed |
Waivers, where they appear, vary by program and transaction type. Across Lendmire’s wholesale network, cash-out files are generally treated as appraisal-required. Any lighter valuation path depends on the specific lender, the leverage requested, and the property. Treat it as an exception to confirm, never a plan.
Why the Appraisal Does Two Jobs
The report sets value, which drives LTV. It can also supply a rent opinion, which drives coverage. Either one can cap the cash-out.
The form names matter here. Fannie Mae’s learning center lists the 1007 as the single-family comparable rent schedule and the 1025 as the small residential income property report. DSCR loans are not agency products. Those forms are borrowed as a format. A single-unit property typically uses the 1007, and a 2-4 unit property uses the 1025.
The 1007 was not built for nightly rentals. McKissock, an appraiser-education publisher, says the form is not designed for single-family properties used as short-term rentals and cannot document short-term rental rates. It also says the appraiser values the real property, not the hosting business. An identical property without Airbnb income carries the same value. Income determination is the lender’s job.
That split is why a strong host can still see a weak rent opinion. HousingWire reports that using the 1007 for short-term rental income often distorts coverage calculations and produces artificially low ratios. It also reports that UAD 3.6 will retire legacy forms, including the 1007. Form names may change. The gap between a long-term rent opinion and nightly income will not.
How Underwriting Treats the File, Step by Step
1. Classify the deal. Any cash back makes it a cash-out refinance. On short-term rental collateral, the ceiling is around 70% LTV. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.
2. Order the appraisal. One report sets value. Some files also carry a rent schedule or a short-term rental addendum.
3. Pick the income method. The lender decides what to credit. The three approaches seen in practice are trailing twelve-month actual income, a market-data projection, and the appraiser’s long-term rent as a fallback. Which one applies depends on the program.
4. Run the coverage test. Counted rent divided by the full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. On refinances the floor is 1.00 for short-term rental files. Stronger ratios open better pricing and leverage.
5. Review documents. Expect platform earnings statements, property-manager statements, and bank deposits that tie to the bookings.
6. Check reserves and eligibility. Reserves are commonly around 6 months of PITIA, and they vary by lender, leverage, loan size, and transaction type. Loans above $1,500,000 typically step up to about 9 months.
Some lenders apply an expense factor to gross booking income before running the ratio, so treat that as a direction rather than a rule. The practical point: run the numbers on counted income, not gross bookings.
The Program Parameters That Matter Here
On short-term rental collateral, the network’s typical ranges look like this, subject to lender guidelines:
- Cash-out LTV: up to 70% on short-term rental collateral. Standard long-term rentals reach up to 75% on a cash-out.
- Purchase LTV: up to 75% on short-term rental collateral.
- Credit: 640 minimum on most short-term rental programs. 700+ opens the strongest tiers.
- Hosting history: about 12 months of landlord or host experience.
- Loan size: up to $3,000,000 on standard programs. Above $2,500,000 the network generally holds to 30-year fixed structures.
- Seasoning: about 6 months is the common expectation on a recent purchase.
- Terms: the 30-year fixed is the spine. Extended terms such as 40-year and interest-only periods are available through select lenders. ARMs exist for investors who want them.
A larger equity cushion lowers the monthly obligation and can lift the ratio. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage. For the full picture of how these programs fit together, see the complete DSCR loans guide.
Where the General Rule Breaks
Thin or no hosting history. This is the most common edge. Lenders that want 12 months of documented income have little to work with on a newer listing. Some programs fall back to a market-rent appraisal. The fix is matching the file to a short-term rental program, not forcing it through a standard one.
A weak rent opinion. A strong value and a weak rent line can still shrink the loan. The appraisal’s rent figure is often the number used for qualifying on files that rely on it, so the income method matters before the report is ordered.
2-4 unit properties. A different form (the 1025) and different income treatment apply.
Local rules and HOAs. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered in these programs.
Four Misconceptions That Cost Investors Time
“The appraisal proves my Airbnb income.” It does not. The form cannot document nightly rates, and the lender decides which income counts.
“Nightly rate times 30 equals monthly rent.” Fannie Mae guidance bars that method on the form.
“Airbnb income raises appraised value.” The appraiser values the real property. Booking history supports income, not value.
“Clearing 1.00 means the property cash-flows.” Coverage compares rent to the full monthly obligation only. Repairs, vacancy, management, utilities, and capex sit outside the calculation.
How the Investor Decision Plays Out
Picture an investor with a three-year host history, bank deposits that match platform statements, and solid equity. That file fits an income method built on trailing bookings, and the appraisal mainly serves to confirm value. Now picture an owner with five months of bookings. That file is likely to land on a market-rent appraisal or a market-data projection, with leverage and terms adjusted, or it may wait until the history builds.
Coverage below 1.00 is a separate path. Many programs start at 1.00, while a different select-lender path accepts coverage below that level, with leverage and terms adjusted. No-ratio structures exist only through select lenders, generally for borrowers who already own a primary residence. Neither one changes the appraisal question on a cash-out.
This is where a broker earns its place. Lendmire shops multiple wholesale lenders and matches the scenario to the program. The best program for your situation depends on property type, credit profile, leverage need, and documentation.

Frequently Asked Questions
Can you get a short-term rental cash-out refinance with no appraisal at all?
Not reliably. The appraisal sets the value that drives LTV, so cash-out files generally require one. Any lighter valuation path depends on the lender, the leverage, and the property, and it is not guaranteed.
Does the appraisal count my Airbnb income?
Usually not. The appraiser values the real property and the form cannot document nightly rates. The lender decides how income is counted, often from booking history.
How much hosting history do lenders want?
About 12 months is typical on short-term rental programs, backed by platform statements and matching bank deposits. Thinner history may route to a market-rent approach with adjusted terms.
What leverage is available on a short-term rental cash-out?
Up to about 70% LTV on short-term rental collateral, subject to lender guidelines. Standard rentals reach up to 75% on a cash-out. A 640 credit score is the typical floor.
Does a 1.00 coverage ratio mean the rental cash-flows?
No. The ratio compares rent to the monthly obligation only. Vacancy, repairs, management, and utilities are outside it.
