AirDNA vs Airbnb Statements for an STR Portfolio Operator

AirDNA vs Airbnb Statements for an STR Portfolio Operator

The Quick Read: AirDNA estimates what a comparable short-term rental might earn, while Airbnb statements record what your own property actually earned, so a portfolio operator uses statements to prove income on listings with history and a market projection to size up properties with none, with each lender program deciding which one it accepts.

  • A statement is a record. A projection is a model.
  • Statements are the stronger proof on any property that already operates.
  • A projection is the usual tool when there is no history yet, such as a purchase.
  • Short-term rental (STR) programs in the wholesale network typically expect about 12 months of host experience, so history matters.
  • Neither document tells you whether a property cash flows after expenses.

The Honest Answer First

Neither one wins in the abstract. They answer different questions.

AirDNA is for the buyer who needs a number before owning anything. Airbnb statements are for the owner who needs to prove what the property did. If you run one listing, you will mostly pick one. If you run a portfolio, you will use both, and each property gets whichever fits its stage.

Across the wholesale network of DSCR lenders that Lendmire works with, history-backed files are generally the easier conversation. A DSCR loan qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Actual statements are the most direct evidence of that income. A projection fills the gap when no evidence exists yet.

DSCR stands for debt service coverage ratio. It compares the property’s rent to its full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. That obligation is called PITIA. For STR files, the “rent” side can come from several sources, which is why this comparison matters.

Side-by-Side

The table below describes the two documents and how they typically behave in underwriting. Treat the lender-treatment rows as published industry norms. Each program sets its own rules.

Factor AirDNA projection Airbnb statements
What it is Modeled estimate from comps Record of actual payouts
Income basis Similar nearby active listings Your own bookings
Needs operating history No Yes
Best stage Pre-purchase, no history Operating property
Property-level detail Address, beds, baths, guests Filter by listing
Shows direct bookings No No
Entity matching Not applicable Payout account should reconcile
Main weakness Can run optimistic Only as good as the history
Reserve expectations Set by the program, not the document Set by the program, not the document

Two rows deserve a note. Reserves depend on the lender, leverage, loan size, and transaction type. They commonly run around 6 months of PITIA. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived, and larger loans typically step up to about 9 months. The document you use to prove income does not change that.

What Each Document Actually Is

AirDNA Rentalizer: a model

AirDNA’s help center explains that Rentalizer estimates revenue, average daily rate (ADR), and occupancy from the historical performance of similar active listings nearby. Its search for comps reaches out to a 10-mile radius. More similar properties carry more weight.

You enter the address, bedrooms, bathrooms, and guest capacity. Those inputs steer which comps get picked. AirDNA’s Rentalizer blog adds that users can inspect each comp’s revenue and occupancy and adjust the comp set. Each projection also carries a Comp Set Strength rating of Low, Medium, or High. Low means thin comparable data.

It is a good tool. It is still a guess about the future built from other people’s past.

Airbnb statements: a record

Airbnb’s help center says the platform auto-generates monthly and annual earnings statements. Hosts can go back to the year they started hosting. Reports can be broken down by listing and by payout method, then downloaded as a PDF. They show gross earnings, adjustments, the host service fee, taxes withheld, and net pay, along with nights booked and average length of stay.

Gross earnings is the total before Airbnb’s service fee. Net pay is what lands after deductions. Which figure a program counts is the lender’s call, so ask before you assume.

Why the Two Numbers Rarely Match

Expect a gap between them. That is normal, not a red flag.

  • Definitions differ. AirDNA defines host revenue as booked nights times ADR, plus cleaning fees, minus discounts and platform service fees, per its homepage. Your statement reflects your own fee structure, adjustments, and taxes withheld.
  • Blocked nights. An operator review of AirDNA says blocked nights count as unavailable, not unsold. Owner-use blocking can therefore inflate modeled occupancy.
  • Data lag. The same review says AirDNA data refreshes monthly, so it can trail the market.
  • Off-platform bookings. AirDNA does not see direct bookings. Airbnb statements do not show them either. Only bank statements or a property manager’s ledger would.
  • Thin markets. The review says estimates get weak below 100 listings and can drift 15–30% in a small rural market of about 30 listings. That is one operator’s view, but the logic holds: fewer comps, less reliable output.
  • Accuracy in general. A consultant’s guide to Rentalizer reports independent tests putting projections 15–30% off, usually on the high side. It suggests budgeting year one well below the projection. That is an investor heuristic, not a lender rule.

Operators say the same thing in plain terms: the projection is an estimate layered on estimates. Use it to screen. Do not treat it as a promise.

When AirDNA Is the Better Fit

AirDNA fits any property where no statements exist yet. That means purchases, and it means properties that changed hands.

A new owner has no history on the subject property. Airbnb’s reports only go back to when that host account began hosting. If you buy a lake-area cabin from a seller who ran it under their own account, their statements are theirs. Yours start at zero. A market projection is how you size the income side of the deal.

Some select lenders in the network will review a projection on a purchase without history. Others lean on actual history and treat a projection as supporting evidence. That split is real. Ask which type of program you are in before you pick a property.

AirDNA also works well for these jobs:

  • Screening deals. Compare ten addresses against each other before paying for appraisals.
  • Stress testing. Run the coverage ratio on a trimmed version of the projection, not the raw one.
  • Checking your own pricing. Compare your actual results against what similar listings earn.

Keep the limits in mind. A strong projection does not buy a bigger loan. A Low Comp Set Strength rating weakens its usefulness. And AirDNA reads the market, not your books.

When Airbnb Statements Are the Better Fit

Statements win on any property that already operates. They prove what happened, and proof carries more weight than a model.

Picture an operator with a property hosted for three straight years. The statements show strong, steady earnings. On a refinance, that history can carry the file, and a modeled number adds little. Short-term rental refinances generally want about 12 months of host experience, and statements are the cleanest way to show it.

The reverse also holds. Weak actuals can look worse than a decent projection. If last year’s bookings were soft because of renovations or a pricing mistake, the statements will say so. Be ready to explain the dip.

For a portfolio, statement hygiene is the real work.

  • Split by listing. Many listings often sit under one account. Pull a report for the subject property alone.
  • Cover the full period. Gaps invite questions. Zero-income months should show as zero, not vanish.
  • Download the real report. Airbnb offers PDF and CSV exports, so a screenshot of a dashboard is never your best option. Documents generally need to identify the property and cover the whole period.
  • Match the payout account. Reports break out by payout method. If an LLC owns the property but payouts land in a personal account, expect questions about reconciling deposits. How a program treats entity vesting is subject to lender program eligibility.
  • Know what statements miss. Direct bookings and other platforms will not appear. Bank statements or a manager’s ledger fill that hole.

Tax documents are a separate record. Airbnb’s tax help page says tax forms depend on hosting location or tax residency. They are not a substitute for an earnings statement. Tax treatment varies; consult a qualified professional.

A Mixed Portfolio, Worked Through

Run the numbers on a hypothetical operator with three properties. All details are illustrative.

Property A has three years of hosting history. Strong statements, clean payouts to the LLC account. Use the statements. This is the file for a cash-out refinance. STR cash-out typically tops out around 70% LTV on short-term-rental collateral, and coverage starts at 1.00 for refinances on select programs. LTV means loan-to-value: the loan as a share of the property’s value.

Property B has eight months of history. Not enough for programs that want about 12 months. Wait, or look at the programs that accept supporting evidence. The statements still matter, because they show the trend.

Property C is under contract with no history. Run a projection, trim it, and check that coverage still clears the program’s floor. STR purchases typically reach up to 75% LTV on the strongest files, with a 640 minimum score and a 1.00 coverage floor for purchases.

Same operator. Three different documents. That is the point.

If you are weighing a cash-out on a younger property, Lendmire’s piece Can an STR Portfolio Operator Cash Out Before Six Months of Seasoning? covers that timing question.

A Simple Portfolio Workflow

1. Pull a per-listing statement for every operating property. 2. Tag each property by the entity that owns it. 3. Reconcile statements to bank deposits and note why they differ: fees, taxes withheld, timing, refunds. 4. Flag properties with no history or under 12 months. 5. Pair each flagged property with a projection, and record its Comp Set Strength. 6. Build one consolidated view, with each property marked by source: record or model.

When the statement and the projection disagree on a seasoned property, trust the statement. Then work out why. Occupancy, pricing, and blocked nights are the usual suspects. An underwriter will ask the same question.

What Neither Document Tells You

Clearing a coverage floor is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. A property can pass the lender’s test and still lose money, especially in a seasonal market.

A larger down payment lowers the monthly obligation and can lift the ratio. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs, so no income document rescues them.

Also check local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Key Terms Defined

  • ADR: average daily rate, the average price earned per booked night.
  • Comp set: the group of nearby similar listings a projection draws from.
  • Seasoning: the waiting period or history a lender wants before a refinance or cash-out.
  • Gross earnings: the payout total before the platform’s service fee.
  • Net pay: what you receive after fees and deductions.

The Verdict

Use statements when the property has a record. Use AirDNA when it does not. For most portfolio operators the real answer is both, matched to each property’s stage.

The decision usually turns on one question: does this property have 12 months of clean, property-specific history? If yes, lead with statements. If no, lead with a trimmed projection and pick a program built for that. Programs that place STR files differ on how they weigh each source, which is where a broker earns its keep. Frequently Asked Questions

Can I use an AirDNA projection on a property I already operate?

It can serve as supporting evidence, but actual statements usually carry more weight on an operating property. Lenders generally prefer proof over estimates. If your actuals run below the projection, expect the actuals to lead.

Do Airbnb statements alone satisfy a lender?

Not always. Programs vary on what else they ask for, such as bank statements, a rent schedule, or a manager’s ledger. Statements miss direct bookings and other platforms, so supporting documents often fill those gaps.

What if my statements show less than the AirDNA estimate?

Your numbers are the ones that count. Work out the cause: blocked nights, pricing, a renovation, or a thin comp set. Be ready to explain the gap, because the underwriter will ask.

How do I handle a portfolio held across several entities?

Produce a per-listing report for each property and match it to the owning entity’s payout account. Deposits that land elsewhere need a clear paper trail. How entity vesting is treated depends on lender program requirements.

Does a higher projection get me a bigger loan?

No. Leverage caps, credit floors, reserves, and property eligibility still apply.
