Best Portfolio DSCR Cash-Out Refinance Program on Several Short-Term Airbnb Rentals

Best Portfolio DSCR Cash-Out Refinance Program on Several Short-Term Airbnb Rentals

The Quick Read: The best program for several Airbnbs depends on how many properties sit under one note, how much hosting history each one has, and whether the pooled rent covers the pooled debt service. In Lendmire’s wholesale network, a cash-out on short-term rental collateral typically tops out at 70% of value, subject to lender guidelines. Lendmire is a broker, so it matches the file to the program rather than selling one.

  • Two portfolio structures exist: a 30-year portfolio DSCR loan for 2 to 20 properties, and a rental portfolio term loan for five or more.
  • Coverage on the 30-year structure is measured on the pool, with 1.00 as the floor. Stronger properties can offset weaker ones.
  • Cash-out is never above 70% on short-term rental collateral or 75% on standard long-term rentals, and seasoning caps can lower it.
  • Each Airbnb needs its own income evidence. An appraiser’s rent schedule does not prove nightly income.
  • Clearing 1.00 does not mean the portfolio is cash-flow positive.

Key Terms Defined

Portfolio (blanket) DSCR loan: one note secured by several rentals. “Blanket” and “cross-collateralized” name the same thing here. (A bank’s own portfolio loan, one it keeps on its books, is a different use of the word.)

Pooled coverage: total rent used for lender review divided by total debt service across every property in the pool.

PITIA: principal, interest, taxes, insurance and association dues, the full monthly obligation that rent is tested against.

Hosting history: the record of past short-term rental operation on a property, usually platform earnings matched to bank deposits.

Seasoning: the ownership period before cash-out proceeds are available in full.

Release: the loan-document process for taking one property out of the pool, by sale or substitution.

What Is a Portfolio Cash-Out on Several Airbnbs?

It is one new loan, secured by several short-term rentals, that pays off existing liens and returns some equity. Lenders test the rent against the new debt service and test the value against a leverage cap. The loan is limited by whichever test is tighter.

The 30-year portfolio DSCR loan holds 2 to 20 properties under one note. Loan sizes run from $300,000 to $5,000,000, with larger balances reviewed case by case. The term is 30 years, with fixed and adjustable options and an interest-only period available. Coverage is measured on the pool, with 1.00 as the floor. Eligible property types are single-family, 2-4 unit, condo and townhome.

The rental portfolio term loan is built for five or more rental properties or units. Loan sizes run from $500,000 to $50,000,000. It uses fixed-rate terms of 3, 5, 7 or 10 years with a balloon at maturity. It comes as recourse or non-recourse. A non-recourse loan looks to the real estate, with recourse limited to carve-outs such as fraud and bankruptcy. A recourse loan carries a personal guarantee. Prepayment is yield maintenance. Reserves are held for taxes, insurance and capital expenditures. Properties in several markets can sit under one loan. This is also the only structure that accepts small multifamily of five or more units.

Both structures are available through select lenders in a network spanning 41 markets, including Washington, D.C. Credit floors start at 640, and some portfolio structures want 680 or 720. Short-term rental collateral also expects about 12 months of hosting history. Everything here is a program ceiling or floor, not a quote.

Separate Loans or One Blanket?

Separate cash-outs isolate each property. One blanket gives one payment and one closing but ties every property to the same debt. Neither is better in the abstract. The right choice depends on how uneven the portfolio is.

Factor Separate loans One portfolio loan
Coverage test Each property alone Pooled across properties
Weak property Can fail by itself Can be offset by stronger ones
Collateral One lien per loan Every property secures the note
Closings One per property One
Selling later Pay off that loan Follow release terms
Best fit Uneven equity, near-term sales Similar properties held long term

Many investors mix the two. Long-hold doors go in a pool. Properties with a sale planned stay on their own loans. The pooled test helps a file with one thin property. The cost is cross-collateralization: a problem at one property can affect the whole pool.

How Does Underwriting Document Airbnb Income Across Several Properties?

Each property is documented on its own, even when coverage is pooled. A pool does not blend the paperwork. Every Airbnb needs its own platform earnings export, payout statements and matching bank deposits. The trailing 12 months are the strongest evidence for a refinance.

Where history is thin, a file can lean on a market projection or an appraiser’s short-term rental analysis. A long-term rent estimate is the fallback. Programs apply an expense factor to gross platform income before running coverage, and that factor varies by program. For the pillar-level mechanics, see Lendmire’s complete DSCR loans guide.

The appraisal is where files get tripped up. The standard rent schedule form is built for long-term leases. Fannie Mae’s appraiser update says Form 1007 cannot be used to estimate the nightly fee for a short-term rental. It also describes that form as meant for a one-unit investment property. Form 1025 is the equivalent for 2-4 units. DSCR loans are not agency products. Only the form names carry over.

A hosted Fannie Mae short-term rental note from the Nevada Real Estate Division addresses the nightly-rate-times-30 shortcut directly. That multiplier is not acceptable as monthly rent, and appraisers are expected to use monthly-lease comparables.

HousingWire argues that leaning on Form 1007 for short-term income often distorts coverage, producing artificially low ratios. It also reports that a coming appraisal data standard, UAD 3.6, will retire legacy forms including the 1007. Treat that as a change in appraisal formatting, not a DSCR rule.

The practical point is simple. A property can clear coverage on platform income and still fall short if the program defaults to the long-term rent figure. The program has to actually use the Airbnb income.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

How Is the Cash-Out Amount Sized?

Cash-out is the lower of two limits: the leverage cap on appraised value, and what the pooled coverage can carry. On a portfolio loan, the cap applies to pooled value, and a cash-out on a portfolio is never above 75% of that pooled value, subject to lender guidelines. The 70% figure applies to cash-out on short-term rental collateral, so short-term rental collateral in a pool is held to 70% rather than 75%.

Seasoning adds a second cap. Inside the first six months of ownership, the loan is also capped at 90% of total cost (purchase price plus documented improvements). From six to twelve months the cap is 100% of total cost. The leverage ceiling still applies, and the loan is the lower of the two. After twelve months, the appraised value alone is the basis. A rate-and-term refinance is not subject to the cost-basis cap. Cash-out proceeds are available on seasoned properties, so ownership length decides which cap binds.

Here is a modeled scenario. These are assumptions, not market data.

Run the numbers on three Airbnbs held well past twelve months, each with a similar loan balance and similar debt service.

  • Property A covers its own debt service at roughly 1.35x.
  • Property B covers at roughly 1.15x.
  • Property C covers at roughly 0.90x.

Averaged across the three, pooled coverage lands near 1.13x. That clears the 1.00 pooled floor on the 30-year portfolio DSCR loan. Property C sits in the pool, and underwriting tests the pooled coverage, the leverage and the terms. As a separate loan, C would have to pass on its own coverage, and at 0.90x it would not.

The proceeds follow a waterfall. The new loan pays off existing liens first. Then come closing costs and any required reserves. Prepayment charges on the old loans, if any, come out next. Whatever remains is the cash-out. The right file question is not just how much equity exists. It is how much is left after those lines.

Lenders measure coverage on rent against PITIA. They do not measure profit. Repairs, vacancy, cleaning, management, utilities and capital work all sit outside the ratio. A pool at 1.13x can still run thin in an off-season month. The cash-out also raises the balance, and a larger balance means a larger payment against the same income.

What Does “Best Program” Mean for Your Situation?

The best program for your situation is the one whose limits match the file’s weakest point. Lendmire does not rank lenders. As a broker, it shops the wholesale network and matches the scenario to a program. These are the criteria that decide the match.

Criterion What to check
Short-term rental eligibility Whether the program counts Airbnb income at all
Income basis Platform history versus projection versus long-term rent
Coverage test Pooled or per property
Cash-out ceiling 70% on short-term rental collateral
Release terms How one property leaves the pool
Recourse Personal guarantee or carve-outs only
Prepayment Yield maintenance on the term loan
Entity rules Whether a special-purpose entity is required
Footprint Whether multi-market pools are allowed
Reserves Count varies by lender, leverage and loan size

Reserves are commonly around 6 months of PITIA. Conservative rate-and-term files at modest leverage under $1,500,000 can see them waived, and larger loans typically step up to about 9 months. These are ranges, not rules.

The lenders that write several Airbnbs under one note depend on the file. Not every DSCR program treats short-term rentals the same way. Some do not touch them at all.

Where the General Rule Breaks

Thin hosting history. A recently converted unit has no 12-month record. Inside a pool, it can drag pooled coverage down or force the file onto a projection.

One weak property. The pooled test lets stronger properties carry it, but the lender will want the remaining portfolio to cover its debt service after any release. A property that is failing or has an unclear rental license can affect every other door in the pool.

Mixed property types. The 30-year structure takes single-family, 2-4 unit, condo and townhome. Five or more units fits only the rental portfolio term loan. Owner-occupied property, co-ops, mixed-use and commercial property are not eligible in the pool.

Manufactured and mobile homes are not reviewable on any of these programs.

Multi-market pools. The term loan allows properties in several markets under one loan. The 30-year structure is built for pools of 2 to 20 properties, so confirm the footprint before assembling a pool.

Releases. Partial releases, substitutions and selling one property out of the pool follow the loan documents. The release price runs above the property’s allocated balance. Exit terms should be read before signing, not after a buyer appears.

Entity moves. Some structures require a special-purpose entity, typically an LLC, subject to program terms. The entity on the new note must match the entity on title. Moving properties between entities after the fact can trigger due-on-sale clauses. A multi-LLC portfolio needs an entity package for each borrower.

Appraisal gaps. If the appraisal leans on the long-term rent schedule, platform income may not be counted the way the host expects. Raise this at the start, not at the end.

When to Skip the Blanket

Skip it when equity is uneven, so a strong property would be tied to a weak one. Skip it when a sale is planned soon, because release terms can be restrictive. Skip it when only one or two properties are seasoned, because separate loans can be sequenced as each ripens. A single-property cash-out may also suit a pool of one.

Larger multi-property files also have their own structures. See Lendmire’s piece Best Super Jumbo DSCR Cash-Out Refinance Program Across Several Rentals in One Portfolio.

What Documents Does a Multi-Property Airbnb File Need?

Clean files have the same gaps filled up front:

1. Entity package for each borrowing entity: formation documents, operating agreement, good standing.

2. Platform earnings reports for each property, covering the trailing 12 months.

3. Bank deposits that match the payouts.

4. Leases where any property is rented long term.

5. Insurance that fits the short-term rental use, with a complete quote.

6. Title information and a current payoff for each existing lien.

7. Reserves documentation in the amount the program requires.

8. Appraisal access for every property, including lockbox or host contacts.

Frequently Asked Questions

Can several Airbnbs go into one cash-out loan?

Yes, through a portfolio structure. The 30-year portfolio DSCR loan takes 2 to 20 properties under one note. The rental portfolio term loan takes five or more properties or units. Each property still needs evidence of income, and eligibility is subject to lender guidelines.

Does a strong Airbnb offset a weak one?

On the 30-year portfolio structure, yes, because coverage is measured on the pool against a 1.00 floor. Underwriting tests the pooled coverage, the leverage and the terms. The tradeoff is cross-collateralization, since every property secures the whole note.

How much can I pull out on short-term rentals?

Up to 70% of value on short-term rental collateral, and up to 75% on standard long-term rentals. On a portfolio, the limit applies to pooled value. Seasoning caps can reduce it, and the actual amount depends on coverage, credit and lender review.

Does passing coverage mean the pool is cash-flow positive?

No. Coverage compares rent to PITIA only. Repairs, vacancy, cleaning, management and utilities are outside the ratio, so a pool that clears 1.00 can still run tight.

Can I sell one property out of the pool later?

Often yes, but only under the loan’s release terms. The release price runs above the property’s allocated balance, and the remaining pool still has to cover its debt service. Review those terms before closing.
