DSCR Income Rules for an Airbnb Buyer From Another State

DSCR Income Rules for an Airbnb Buyer From Another State

The Quick Read: DSCR income rules for an out-of-state Airbnb buyer run on the property, not on where the borrower lives. The lender divides qualifying rental income by the full monthly obligation on that one property, and the buyer’s home state does not enter the math.

  • Across the wholesale network, the ratio is rent used for lender review divided by PITIA (principal, interest, taxes, insurance, and any HOA dues).
  • An Airbnb’s income can be counted three ways: trailing host history, a market-data projection, or the appraiser’s long-term rent opinion.
  • On short-term rental files, purchase leverage tops out at 75% LTV, and refinance and cash-out run up to 70%, subject to lender guidelines.
  • Expect a 640+ score and about 12 months of host experience, with a 1.00 coverage floor on both purchase and refinance.
  • What changes for a remote buyer is local legality and logistics, not the income test.

How Does the Ratio Get Built?

The ratio is monthly qualifying income divided by the full monthly housing obligation. That obligation is principal, interest, property taxes, insurance, and HOA fees on the subject property only. A ratio of 1.00 means income matches the obligation. Higher is stronger.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Identity, credit, assets, and reserves are still documented.

Here is the catch with an Airbnb. A long-term rental has a lease. A short-term rental does not. So the lender has to pick a figure, and that choice drives everything else. Lendmire’s complete DSCR loans guide covers the basic formula in more depth.

Also, 1.00 is where select programs start. It is a floor for specific programs, not a universal standard. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage.

Key Terms Defined

PITIA: The full monthly housing obligation: principal, interest, taxes, insurance, and HOA dues.

Qualifying income: The rent figure the lender agrees to count, which may differ from what the property actually earns.

Haircut: A reduction a program applies to gross short-term rental revenue before the ratio is run.

Trailing 12-month history: Twelve months of actual platform or deposit records for a property already hosted.

Form 1007: The appraiser’s monthly market rent opinion for single-family and condo investment properties. Form 1025 is the two-to-four-unit version.

Reserves: Liquid funds held after closing, commonly around 6 months of PITIA, varying by lender, leverage, and loan size.

Three Ways an Airbnb’s Income Can Be Counted

Programs in the network generally use one of three evidence types. Which one applies depends on the lender’s guideline, not on what the investor prefers.

Method Evidence Best fit Main risk
Trailing history 12 months of platform statements or deposits Property already hosted Weak months drag the average
Market projection Third-party market-data report Purchase, no history Describes a typical comp, not your property
Long-term rent Appraiser’s Form 1007 or 1025 opinion Conservative fallback Usually understates an Airbnb

Trailing history. Lenders typically look for this first. Platform statements and payout records show what the property actually earned across a full cycle. Peak months do not carry a file. Seasonal income is averaged.

Market projection. On a purchase with no operating history, a projection from a market-data provider is the usual path. Programs often set report requirements: a forecast period, a comp count, a report age. A projection describes a typical comparable property. It does not reflect your management, photos, or reviews. Lendmire’s piece Can an Out-of-State Airbnb Buyer Use Projected Income for DSCR? goes further on this path.

Appraiser’s rent. The appraisal can include a long-term market rent opinion. This treats the house as if it were leased annually, which on most short-term rentals produces a lower number than the other two methods.

Many programs also apply a meaningful haircut to gross short-term revenue before running the ratio. The size varies by program, so ask before assuming a figure.

What the Appraisal Does and Does Not Tell the Lender

The appraisal sets value and offers a rent opinion. It does not establish nightly income. McKissock, an appraiser-education provider, says Form 1007 estimates the monthly market rent of single-family or condominium investment properties, and that lenders make the ultimate decision regarding income from all sources, including short-term rentals.

That has a practical meaning. If a program only accepts the 1007 figure, an Airbnb can look weak on paper even when the platform history is strong. Ask the lender which method it uses before ordering the appraisal. Some programs bar short-term rental income entirely and qualify the file on long-term rent instead. Not every DSCR product accepts Airbnb income.

A related myth: nightly rate times 30 does not equal monthly rent. Lenders do not underwrite that way.

Where the Ratio Breaks for a Remote Buyer

Residency is not an income variable. Where it bites is the property’s state and city. Short-term rental rules are set locally, and a buyer who cannot walk the market can miss them.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A few points show why this matters for the ratio itself.

  • A projection is worth nothing without a legal path to operate. IGMS notes that in California there are no state-level licenses, yet most cities and counties require hosts to get their own permits or licenses.
  • Rules can bar a whole category of owner. Awning reports that Los Angeles does not allow investment properties and second homes to be listed as unhosted short-term rentals. A remote investor buying for Airbnb can walk into that.
  • Permits may not transfer with a sale. That means income history under the seller’s permit may not carry to the new owner.
  • HOA and condo rules can prohibit rentals outright, and the HOA questionnaire is where that surfaces.

On the file, this turns into a documentation question. If the lender cannot tell the property is legal to operate as a short-term rental, a strong projection does not help. Confirm permit and zoning status before relying on any income number.

Worked Example: One House, Three Results

Run the numbers on a single hypothetical house, described in ratios only. Say the property has a full year of platform history, a market projection, and an appraiser rent opinion.

  • Trailing history, after the program’s haircut, clears roughly 1.25x.
  • The market projection, after the same haircut, lands near 1.15x.
  • The long-term rent opinion comes in near 0.90x.

Same house. Three outcomes. At 1.00 as the floor on a purchase, the first two clear and the third does not. In the third case, options a lender would review include a different program that accepts the other methods, a lower-leverage structure, or a separate select-lender path below 1.00 with leverage and terms adjusted. Eligibility review depends on lender guidelines, credit, and property review.

These ratios are modeled assumptions, not market data.

Ratio Is Not Profit

Clearing 1.00 is not positive cash flow. The ratio compares rent to PITIA only. Cleaning, platform fees, management, utilities, repairs, vacancy, and capex all sit outside the calculation. A remote owner usually pays a local manager as well, and that cost never shows in the ratio.

An investor can clear 1.20x and still lose money in a slow quarter. Size the deal on real operating costs, not on the lender’s number.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What Does Not Change When You Live Elsewhere?

Several parts of the file do not move with the borrower’s address.

1. The income test. Property income is what qualifies, not W-2s or personal debt-to-income.

2. Credit. A 620 floor exists in parts of the network, most programs want around 660, and short-term rental files expect 640+.

3. Leverage. There is no state-specific LTV overlay in the guideline set. Every state takes the standard tiers.

4. Reserves. These vary by lender, leverage, loan size, and transaction type. Around 6 months of PITIA is common, and loans above $1,500,000 typically step up to about 9 months.

5. Loan size. Standard programs run up to $3,000,000, and above $2,500,000 the network generally holds to 30-year fixed structures.

A larger down payment can lift the ratio. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

If the buyer holds title in an LLC, that is subject to lender program eligibility, and the entity documents need to be in order before the file goes in.

Remote-Buyer Document Checklist

Document Who supplies it Applies to
Platform statements or deposit records Seller or current host History method
Market-data projection report Buyer or broker orders it Purchase, no history
Appraisal with rent opinion Lender orders; access via local contact All files
STR-appropriate insurance quote Buyer’s agent All files
Entity documents Buyer LLC-titled files
HOA or condo questionnaire Association Condo or HOA properties
Reserves statements Buyer All files

The appraisal is where remote files stall. Someone local has to give the appraiser access. Insurance is the other one: a standard landlord policy may not match an Airbnb, so the quote needs to reflect short-term use. Closing at a distance often means mobile notary or a power of attorney. Confirm early that the title company handles both.

Anyone buying in a new state should also check whether that state or city requires occupancy-tax registration. Lenders do not handle that, but remote buyers miss it often. Tax treatment varies; consult a qualified professional.

DSCR Versus Conventional for an Airbnb Buyer

Factor DSCR Conventional
Income basis Property income Personal income and DTI
Short-term rental income Counted by program method Typically haircut
Borrower’s home state Not a factor Not a factor

Program terms for DSCR come from the network’s guidelines, not from conventional rules.

Common Reasons the Income Gets Cut

  • The program accepts only the appraiser’s long-term rent.
  • A projection was ordered but does not meet the report age or comp requirements.
  • The host history is under about 12 months on a file that expects it.
  • The permit sits in the seller’s name.
  • Seasonal swings pull the full-cycle average below the floor.

Some files also run into a property-type wall. Manufactured homes, log homes, and barndominiums are not offered in these programs.

Frequently Asked Questions

Does living in another state make DSCR lender review harder?

No. The income test centers on the property, so the borrower’s home state is not a variable. The friction comes from local short-term rental rules, remote appraisal access, and closing logistics in the property’s state.

Can I use projected income if the Airbnb has no history?

On many purchase files, yes. A market-data projection is the usual path when there is no operating history, though programs set their own report requirements and apply a haircut. Refinances lean harder on actual history. Eligibility is subject to lender guidelines.

What leverage and credit should I expect on an Airbnb purchase?

Short-term rental purchases reach up to 75% LTV on the strongest files, with a 640 minimum score. Refinance and cash-out run up to 70%. Expect about 12 months of host experience and a 1.00 coverage floor, subject to lender guidelines.

Does a ratio above 1.00 mean the property cash flows?

Not necessarily. The ratio compares rent to PITIA only. Management, cleaning, platform fees, utilities, vacancy, and repairs are outside it.

Do all DSCR lenders accept Airbnb income?

No. Some programs do not permit short-term rental income on the subject and qualify the file on long-term rent. Ask which method applies before ordering the appraisal.
