Can You Get a DSCR Loan on an Airbnb in Another State?

Can You Get a DSCR Loan on an Airbnb in Another State?

The Quick Read: Yes, where you live does not decide eligibility, because a DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. What decides the file is the property itself: whether the program lends on short-term rentals, whether the address can legally operate as one, and what income evidence you can document.

  • Your home state is not part of the test. The property’s income, legality, and type are.
  • Short-term rental purchases typically go up to 75% LTV; refinances and cash-outs on short-term rentals top out around 70%.
  • Expect a 640+ credit score and about 12 months of host experience on most files.
  • Coverage of 1.00 is the floor on both STR purchases and refinances in these programs.
  • Local rules at the specific address can kill a deal even when the coverage number works.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. That is the whole reason a buyer in one state can finance a rental in another. The lender is not looking at a W-2 or a commute. It is looking at a building and the income it can produce.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Across Lendmire’s wholesale network, the out-of-state question almost never comes up as a program restriction. It comes up as a property question. The files that stall are the ones where the buyer never checked the town’s rules, or where the income evidence was never lined up for a place the buyer has not seen.

Does Living in Another State Change Anything?

No. The borrower’s home state is not an eligibility factor on the programs Lendmire’s network places. The standard purchase leverage tiers apply in every state, and no state-specific LTV overlay is in force. A buyer in one state purchasing in another gets the same tiers as a local buyer.

Here is how common situations play out:

Situation Effect on the DSCR file
Live in State A, buy in State B No eligibility change; property is reviewed
LLC formed in a third state Entity documents get reviewed; see below
Former home converted to rental Must be non-owner-occupied at closing
You plan to live in it part-time Wrong product; DSCR is for investment use

The last row matters. If you will use the property as your own residence, DSCR is the wrong tool. These loans are for investment properties only.

What does change with distance is your ability to see problems. You cannot walk the block. You cannot meet the appraiser. So the paper trail has to do the work you would otherwise do in person.

The Three Gates for a Remote Airbnb

Three questions decide a remote short-term rental file, in this order.

1. Does the program lend on short-term rentals? Many DSCR lenders do not. Across the network, some exclude them, some want long-term-rent qualification or documented host history, and some will use projection tools. You want a lender whose guideline matches your property, and a broker who sees many guidelines can sort that out before you pay for an appraisal.

2. Can this address legally operate as a short-term rental? This is where location matters. It is a local question, not a lender question.

3. What income evidence will the program accept? History, a market projection, or an appraiser’s analysis. More on each below.

Skip any gate and the file stalls later, usually after money is spent.

How Lenders Count Airbnb Income on a Property You Have Never Visited

Coverage is monthly property income divided by PITIA: principal, interest, taxes, insurance, and association dues. A ratio of 1.00 means income equals that obligation. On short-term rentals, 1.00 is the floor for both purchases and refinances in these programs, and stronger ratios generally open better pricing and leverage. For other rentals, a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted.

There are three common ways to prove income:

Method What it is Where it fits
Actual history Trailing platform and bank records Refinances; some purchases
Market projection Third-party data such as AirDNA Purchases, where lender accepts it
Appraiser analysis Narrative STR income estimate Purchases, where lender accepts it

The appraisal form matters here. The Fannie Mae Appraiser Update describes Form 1007 as the comparable rent schedule for single-family investment properties, and it can be used for condos too. Form 1007 is a long-term rent tool. McKissock notes that it does not capture vacancy or business expenses, so an appraiser may bring in a tool like AirDNA to estimate short-term income. DSCR programs are not agency loans. The forms are just what the appraiser has to work with.

Lenders also haircut short-term income, because operating costs run higher than on a long-term lease. Each program sets its own haircut. The haircut reduces only the income side. PITIA stays at 100%. So run the ratio twice: once on the short-term figure after the haircut, and once on long-term rent.

Why the second run? Some programs fall back to the long-term rent schedule. A strong Airbnb can look thin on paper that way, because the appraiser’s long-term number often sits well below the short-term potential. Say your short-term projection clears comfortably, but the long-term rent lands near 0.9x. A lender that reviews the file on long-term rent sees a sub-1.00 ratio. Options a lender may review there include a select-lender path with adjusted leverage and terms, or a different program that accepts projected or historical STR income. Qualification stays subject to lender guidelines, credit approval, and property review.

One more caution. Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation. A remote owner pays a manager and often a cleaning team, so the real margin is thinner than the ratio suggests.

Purchases and refinances also differ. On a purchase with no history, an appraiser analysis or accepted market data may carry the income. On a refinance, expect lenders to want actual host history, commonly about 12 months. That ties to the host-experience expectation on most files.

The Legality Gate, Done Remotely

This is the real out-of-state risk. Short-term rental rules vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

The same state can hold a bannable town and a welcoming one. Awning’s California guide reports that California has no statewide short-term rental license, so regulation is city by city. The permit and zoning status of the exact address matters more than the state it sits in.

A remote buyer can run this checklist before offering:

1. Confirm the municipal rules. Check the city or county code and whether a permit is required, capped, or closed to investors.

2. Check the HOA or condo documents. A town can allow short-term rentals while the association bans them. Two gates, both must be open.

3. Ask for the permit status in writing. If the seller operated it as a rental, get the permit number and renewal terms.

4. Get a fresh insurance quote that names short-term rental use. A standard landlord policy may not cover it. Coverage that does not match the use is a quiet file-killer.

5. Read the seller’s platform history. Reviews and booking calendars show whether the property has actually operated.

Rules can also change after you buy. A deal that works today under a grandfathered permit may not survive a council vote. Treat that as a known risk, and size the file so it still holds if the income drops.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Entity, Documents, and Remote Closing

Many investors hold the property in an LLC, subject to lender program eligibility. If your LLC was formed in a different state than the property, expect the lender and title company to ask about good standing and whether the entity needs to register to do business where the property sits. That is a legal question for an attorney, not something a broker can answer for you. Raise it early so it does not surface at the closing table.

A typical remote-owner file carries:

Document Who holds it What to confirm
Entity papers and good standing You or your attorney Lender’s entity requirements
STR permit or registration Seller or city Transferability to you
Platform statements, bank deposits Seller or manager Months covered
Management agreement You or manager Fee structure and term
Insurance quote Agent STR use named on the policy

On a remote closing, signing from a distance, mobile notaries, and e-sign options depend on the lender and the title company. Ask both up front. Do not assume.

Lendmire’s DSCR-focused brokerage arranges investor loans across 40 states plus Washington, D.C. through its wholesale network, so a buyer in one state and a property in another is routine to place. The complete DSCR loans guide covers the baseline mechanics if you need them.

Purchase, Refinance, or Cash-Out to Buy Elsewhere

Short-term rental purchases typically reach 75% LTV on the strongest files. Refinances and cash-outs on short-term rental collateral generally top out around 70%. Credit scores of 640 or higher are the usual floor on these files, and loan sizes run up to $3,000,000 on standard programs, subject to lender guidelines. Reserves vary by lender, leverage, loan size, and transaction type, commonly around 6 months of PITIA, and larger loans typically step up.

A common move is pulling equity from one property to fund the next one elsewhere. The two files are independent: the cash-out is underwritten on its own collateral, and the new purchase is underwritten on its own property. Lendmire’s piece Can You Cash Out an Airbnb to Buy Another in a Different State? walks through that sequence. Multiple properties across states usually become separate loans, each with its own appraisal and income evidence.

Property type is a hard limit. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs. A cabin that fits one of those descriptions will not work, no matter how well it books.

Where Remote Deals Stall

Most stalls trace to a short list:

  • Lender does not take STRs. Fix: place the file with a program built for them before ordering anything.
  • No host history on a refinance. Fix: document 12 months of platform and bank records, or restructure.
  • Projection built on bad comps. A beach house compared with inland homes overstates income. Use comps that match location, size, and amenities, and pressure-test seasonality in a market you do not know.
  • Permit or HOA barrier found late. Fix: do the legality checklist before the offer.
  • Insurance quote stale or missing. Fix: get a binder that matches short-term use before the file goes in.
  • Thin credit or reserves. A larger down payment lowers the payment and can lift coverage, but it never erases credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

The experience signal here is consistent. On out-of-state STR files, the rent number is rarely the surprise. The surprise is a paper gap: an unrecorded permit, an old policy, a management agreement nobody signed.

Is DSCR the Right Tool for a Remote Airbnb?

For most investors buying remotely, yes, mainly because the file does not depend on personal income or debt-to-income ratios, so a growing portfolio is less likely to hit a personal-income wall. Terms are generally a bit more expensive than agency products, which is the trade for flexibility. Extended terms and interest-only periods are available through select lenders in the network, and the spine of the network is the 30-year fixed.

If you plan to occupy the property, use a different product. If the town bans short-term rentals, no loan structure fixes that. Tax treatment varies; consult a qualified professional.

If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals. Reach the team at 828-256-2183 or request a quote.

Key Terms Defined

  • DSCR: Debt service coverage ratio, the property’s monthly income divided by its monthly PITIA.
  • PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly obligation.
  • Trailing history: Recent platform and bank records showing what the property actually earned.
  • Projected income: An estimate of rental income built from market data when history does not exist.
  • Foreign entity registration: The step of registering an LLC formed in one state to operate in another.

Frequently Asked Questions

Do I need to live in the same state as the Airbnb?

No. Residence is not part of eligibility. The file is reviewed on the property’s income, its legal status as a short-term rental, and your credit and reserves, subject to lender guidelines.

Can I qualify with no Airbnb history on a new purchase?

Sometimes. Some programs accept an appraiser’s income analysis or market projection on a purchase. Most files, though, expect about 12 months of host experience from the borrower, and refinances typically want actual property history. Which route applies depends on the lender.

Does the LLC have to be formed in the property’s state?

Not necessarily, but the lender and title company will review the entity, and a foreign-registration question can come up. Confirm it with an attorney before you go under contract.

What if the HOA bans short-term rentals but the city allows them?

The HOA rule controls. Both the local government and the association have to allow it. Read the declaration and rules before offering, because a ban at either level undercuts the income the loan relies on.

Can I use a property manager’s reports as income evidence?

Manager statements, platform payout records, and bank deposits are the usual evidence when you cannot be on site. Lenders decide what they accept, so ask which documents and how many months are needed.
