PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly obligation on the property.

Seasoning: The minimum time you have owned the property before a lender allows cash-out against it.

Rate-term refinance: A new loan that replaces the old balance without pulling extra cash out.

Cash-out refinance: A new loan larger than the payoff, with the difference going to the borrower.

Prepayment penalty: A fee charged if the loan is paid off inside a set window, often stepping down each year.

What Is a DSCR Refinance?

It is a business-purpose investor loan on a property you already own. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose loans, they are reviewed differently from a standard owner-occupied mortgage. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Two versions exist. A rate-term refinance swaps the old loan for a new one. A cash-out refinance pulls equity. They run on different leverage caps, so keep them separate when you plan.

How Does Underwriting Treat the File, Step by Step?

Underwriting runs in a fixed order. Each step can stop the file, so knowing the order tells you where to prepare.

1. Rent gets established. If the property is leased, the file carries the lease and proof of payment. The appraiser also estimates market rent. For single units, appraisers commonly use the Single-Family Comparable Rent Schedule, Form 1007, which Fannie Mae describes as the tool for documenting estimated monthly market rent. For two-to-four-unit buildings, the operating income form is Form 1025, per the Fannie Mae Selling Guide rental income section. Those are appraisal-industry forms. The loan itself follows the lender’s program, not an agency rulebook.

2. The lower figure governs. When a lease exists alongside an appraised market rent, most programs use the lower of the two. A signed lease above market does not lift the ratio. A vacant unit leans on the appraiser’s number alone.

3. The ratio gets calculated. The DSCR is the rent used for lender review divided by PITIA. Select programs start at 1.00x. Stronger coverage opens better pricing and higher leverage. That 1.00x is a floor for specific programs, not a universal standard.

4. Leverage gets checked. Most cash-out files cap around 75% LTV. The appraised value sets the ceiling, so a soft appraisal shrinks the loan before anything else. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

5. Credit and reserves get reviewed. A 620 floor exists in parts of the network. Most programs want around 660. A score of 700 or higher unlocks the strongest tiers. Reserves commonly run about 6 months of PITIA and step up to about 9 months on larger balances above $1,500,000. Conservative rate-term files at modest leverage under $1,500,000 can see reserves waived.

6. Property and title get cleared. Condition, eligibility, insurance, and title all get reviewed. Entity documents come into play if the property sits in an LLC, subject to lender program eligibility.

The friction on real files is rarely the ratio. It is a stale lease, a missing rent-payment trail, an insurance quote that doesn’t match the assumed payment, or an appraisal that lands light. Clean paper on those four items prevents most re-work.

Does Clearing 1.00x Mean the Property Cash Flows?

No. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex all sit outside the calculation.

A property can clear the lender’s test and still lose money in a bad year. Treat the coverage number as an entry ticket, then run your own operating budget on top of it.

What Structures and Variations Exist?

The spine is the 30-year fixed. Beyond that, the network offers options through select lenders:

Loan sizes run roughly up to $3,000,000 on standard programs, though smaller balances route through select lenders on the network. Above $2,500,000, the network generally holds to 30-year fixed structures.

Sub-1.00 and no-ratio paths are real, but they trade something. Expect lower leverage, tighter terms, or both. They suit a property in transition, not a file chasing maximum proceeds.

Where Does the General Rule Break?

These edge cases come up again and again.

Vacant at refinance. A purchase can close on a vacant turnkey. A refinance is different. Most programs want the property leased. A vacant refinance usually works only when the property was recently rehabbed and is listed for rent, sometimes at reduced leverage.

DSCR vs. conventional financing

There are two common ways to finance an investment property in this market, and they qualify you differently — here’s how investors weigh them.

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. Short-term rentals. STR files run on separate parameters. Purchase leverage reaches 75% LTV, refinance runs around 70%, and cash-out is 70%. Expect a 640+ score and about 12 months of hosting history. The coverage floor is 1.00 on purchases, and 1.00 on refinances. Raw platform projections rarely survive underwriting intact. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Voucher rent. Anticipated income doesn’t count without a lease and housing authority contract in place. On a vacant unit still in approval, lenders fall back to the appraiser’s market rent.

Partial vacancy in 2-4 units. A building that is half empty or more can be treated as unleased. Underwriters then lean on market rent instead of a blend.

Seasoning. About 6 months is the common expectation for cash-out. A true zero-seasoning cash-out does not exist. Cash buyers can sometimes refinance sooner on a delayed-financing basis, capped by documented purchase cost. Some programs treat inherited property differently, so ask before assuming.

Prepayment penalties. Step-down schedules are common on these loans, and some states restrict them on investment property. Read the existing loan’s penalty before you plan the payoff. An early refinance can cost real money. Market surveys describe a 5-4-3-2-1 step-down schedule as a frequent structure, which means a payoff in year one sits at the top of the schedule.

Properties not offered: manufactured homes (single- and double-wide), log homes, and barndominiums fall outside these programs.

Why no income documents? Business-purpose loans fall outside the consumer ability-to-repay framework. The CFPB’s Regulation Z commentary lays out the factors that separate business-purpose from consumer credit. That is context, not a shortcut. The lender still underwrites the file.

What Does the Decision Look Like in Practice?

Picture an investor with a stabilized duplex, a current lease, and a 680 score. The appraisal supports a cash-out at 75% LTV, and the rent clears the coverage test at roughly 1.2x. Stronger coverage and a 700+ score would push that file into better terms. The decision then turns on three questions. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

  • Does the penalty clock on the old loan make the payoff worth it?
  • Is the equity being pulled going to earn more than it costs to carry?
  • Do reserves remain after closing costs and the new loan’s requirements?

Now flip it. Say the same duplex sits at roughly 0.9x on current rent. The options are a select lender’s sub-1.00 program with lower leverage, an interest-only structure if available, or waiting for a rent reset on the next lease. None is guaranteed. Each is a path a lender would review.

A bigger down payment or more equity lowers the payment and can lift the ratio. It does not erase leverage caps, credit floors, or reserve rules. Strong files clear both tests: enough equity and enough rental coverage.

Brokers with wholesale access see the difference between programs daily. One lender’s 6-month seasoning is another’s rule with exceptions. One wants 9 months of reserves at a size where another waives them. Comparing programs on the same file is the practical edge.
