The Quick Read: It depends on whose income carries the file. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, while a conventional investment loan is reviewed on the borrower’s traditional personal-income documentation and debt load. For an Airbnb, DSCR usually fits entity-held, self-employed, or multi-property investors, and conventional fits a salaried buyer with one personally held rental.
- DSCR compares rent to PITIA (principal, interest, taxes, insurance, HOA). Personal income is not the test.
- Conventional runs through W-2s, returns, and debt-to-income, so every financed property adds weight.
- Short-term-rental purchases typically reach 75% LTV on the strongest files. Cash-out and refinance top out near 70%.
- Expect a 640+ credit score and roughly 12 months of hosting experience on STR programs.
- Clearing 1.00 coverage is not the same as positive cash flow.
This is a choice between two underwriting philosophies, not between a good loan and a bad one. Lendmire, a mortgage broker, places files with select lenders in a wholesale network, so the advice below is about fit. The complete DSCR loans guide covers the basics in more depth.

Side-by-Side
The DSCR column reflects the guidelines across the network Lendmire works with. The conventional column shows published industry norms, which vary by lender and change over time.
| Factor | DSCR Loan | Conventional (industry norms) |
|---|---|---|
| Review basis | Property rent vs. PITIA | Personal income and DTI |
| Documentation | Credit, assets, entity papers, property review | W-2s, traditional personal-income documentation, asset records |
| Airbnb income | Counted per program, often with a haircut | Often limited or history-dependent |
| Property types | Typically 1-4 units; manufactured, log, barndominium not offered | Varies; unit count and use rules apply |
| Entity vesting | LLC common, subject to lender program eligibility | Usually personal name |
| Portfolio growth | Each property stands on its own income | Each loan adds to personal DTI |
| Reserves | Commonly around 6 months of PITIA, varies | Varies by lender and file |
| Timeline | Set by each lender and file | Set by each lender and file |
How Each Side Looks at Airbnb Income
Short-term income is the hard part for both products, and the reasons differ.
On the conventional side, the appraisal rent schedule is built for long-term leases. Fannie Mae’s appraiser guidance describes Form 1007 as documenting estimated monthly market rent on a one-unit investment property. It does not capture nightly revenue. Appraisal practitioners at Class Valuation go further and argue the form cannot support short-term-rental income at all. Read that as one firm’s view, but it matches how the form is designed. Conventional lenders also tend to tie full rental-income credit to a primary housing expense and a one-year history of property management experience, per Fannie Mae’s Selling Guide update.
On the DSCR side, programs across the network typically set STR income one of two ways: documented hosting history, or a third-party projection with a haircut. Most STR programs expect about 12 months of host experience from the borrower. Not every lender takes STRs, and the ones that do apply their own conservatism. The appraisal still values real property, not furniture or business income.
When DSCR Is the Better Fit
DSCR tends to win in four situations.
The tax return undersells the borrower. Self-employed investors and heavy depreciation users often show low taxable income. Conventional underwriting reads that return literally. DSCR looks at the property.
The portfolio is growing. Under personal-income underwriting, each financed property adds to DTI. Under DSCR, each property is reviewed on its own rent. If your count of financed properties is climbing, conventional capacity can run out before good deals do.
The property sits in an LLC. Entity vesting is common on DSCR files, subject to lender program eligibility, and many investors want liability separated from personal assets. Conventional loans usually close in a personal name.
The Airbnb has no conventional-friendly history. A new purchase with no personal management track record is awkward for agency-style underwriting. A DSCR program can work from the property’s projected or documented income, though the host-experience expectation still applies.
Leverage on the network’s STR programs is real but bounded: up to 75% on a purchase and up to 70% on a cash-out or refinance, with a 1.00 coverage floor on both purchases and refinances. Loans reach up to $3,000,000 on standard programs. Those are typical ranges, not promises. Credit, reserves, and property review all move the outcome.
Here’s the catch. A larger down payment can lift the coverage ratio, but it never erases a leverage cap, credit floor, or reserve rule. The strongest files clear both tests: enough equity and enough rental coverage.
When Conventional Is the Better Fit
Conventional deserves a fair hearing. It is often the right call for the salaried borrower with a clean return, strong documented income, few financed properties, and one Airbnb held in a personal name. In that profile, personal income carries the file easily, and the investor gives up little by skipping the non-QM lane. Lendmire’s piece on conventional investment property loans walks through that path.
Conventional can also be the better fit when:
- The property is a single unit and the borrower can document management experience.
- The borrower plans to hold long term and wants the simplest structure.
- The property may not meet short-term-rental eligibility for a DSCR program, but the borrower’s own income can carry it.
One flag on the conventional side: agency treatment of short-term rental income has been changing. Newer policy may allow some one-unit STR income when local licensing is met, but that is worth confirming directly in the current Selling Guide before relying on it. Written rules differ from how any one lender applies them.
Coverage Is Not Cash Flow
DSCR divides monthly rent by the full PITIA. That is the entire test. Repairs, vacancy, management fees, utilities, cleaning, furnishing, and capex sit outside it. An Airbnb can clear 1.00 and still lose money after a slow season. Seasonality is the main reason investors who underwrite only to the lender’s number get surprised.
Picture two investors with the same property. One finances at roughly 1.25x coverage and holds a cash cushion for off-season months. The other lands near 1.00x and counts on peak-season bookings every month. Both may qualify. Only one has room for a bad quarter.
Note also that 1.00 is where select programs start, not a universal standard. A separate select-lender path goes below 1.00 with leverage and terms adjusted. Whether to use it depends on the appreciation story. If the property only works through that structure, revisit the market or the property before the loan type.
Buying With No History vs. Refinancing an Operating Airbnb
A purchase has no host record on that property. DSCR lenders in the network generally lean on a projection or on the borrower’s own hosting record, which is why about 12 months of experience is a common expectation. A refinance has the property’s actual statements to point to, and cash-out on STR collateral tops out around 70%, a notch below the purchase ceiling.
A Short Decision Sequence
Work through these in order:
1. Can your personal return clearly support the loan? If yes and you own few financed properties, price a conventional file first.
2. Do you need LLC vesting? If yes, DSCR is usually the practical lane.
3. Is the property one to four units, and legal as a short-term rental? Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
4. Do you have about 12 months of hosting experience and a 640+ score? Those are typical STR program expectations.
5. Will the property cover its obligation with room to spare? If it only clears at the edge, consider more down or a different property.
Hybrid paths exist. Some investors finance a first Airbnb conventionally, then move later purchases to DSCR as their financed-property count grows.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Frequently Asked Questions
Can I use a DSCR loan on an Airbnb?
Yes, through lenders that accept short-term rentals, and not every lender does. Network STR programs typically allow up to 75% LTV on a purchase and about 70% on a refinance or cash-out, with a 640+ score and around 12 months of hosting experience. Eligibility depends on the lender and the file.
Do I need traditional personal-income documentation for a DSCR loan?
DSCR qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, so personal income is not the test. Credit, reserves, an appraisal, and entity documents are still part of the file.
Is DSCR better than conventional for an Airbnb?
Not automatically. DSCR fits entity-held, self-employed, and growing portfolios. Conventional can fit a salaried buyer with one personally held rental. Tax treatment varies; consult a qualified professional.
Can I close in an LLC?
Often, depending on lender program requirements. DSCR files commonly allow entity vesting with a personal guaranty. Conventional loans are usually written in an individual’s name.
What if the property does not cover its payment?
Select lenders in the network offer coverage below 1.00 with leverage and terms adjusted. Alternatively, a larger down payment can lift the ratio. Revisit the property if neither path leaves a safe margin.
