Can a Luxury 5-to-10-Unit Building Get a Super Jumbo DSCR Loan?

Can a Luxury 5-to-10-Unit Building Get a Super Jumbo DSCR Loan?

The Quick Read: Usually not, because the super jumbo DSCR ladder across most programs we place files with is written for one-to-four-unit property, and a building with five or more units generally moves to small-balance multifamily or commercial underwriting. A few specialty programs do reach eight or ten units, at lower leverage and with their own rules. Finishes and price never change the category. Unit count and loan size do.

  • Five or more units generally means commercial-style underwriting, whatever the finishes.
  • Luxury is a marketing word. Super jumbo is a size label. Neither is an underwriting category.
  • Past four units, lenders usually test net operating income against debt service, not rent against the payment.
  • Programs that reach 5-10 units are few and differ by lender, so ask each one for its unit cap first.
  • A luxury fourplex or smaller can use the super jumbo ladder, subject to underwriting.

What Do Luxury and Super Jumbo Actually Mean?

Neither term is a legal or underwriting category. Super jumbo is a size label for loans well above ordinary jumbo balances. Luxury describes finishes, location, and rent level. A lender’s guidelines read the loan amount, the unit count, and the income.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

That matters for a simple reason. Marble counters do not move a building from one program to another. A large loan balance triggers tighter rules, and unit count decides which rulebook applies. Investors often assume a high price opens a special door. It doesn’t. Size tightens the rules, and unit count picks the rulebook.

Our network’s super jumbo ladder runs from $150,000 to $10,000,000. Our standard DSCR program stops at $3,000,000, and the ladder carries qualified investors past that point. All of it is business-purpose financing on investment property, subject to underwriting.

Why Does the Fifth Unit Change the Category?

Because the lending industry draws its line there. LoopNet notes that five or more units are classified as commercial real estate, while two to four units are residential. Zoning, intended use, and local assessor methods can override that rule. It is still the most widely applied standard.

Here is what the line changes in practice:

  • The coverage test. One-to-four-unit files test rent against the full monthly obligation. Larger buildings usually test net operating income against debt service.
  • The appraisal. Small residential income properties use a rent-schedule style report. Five-plus-unit buildings typically get a commercial income-approach appraisal.
  • The lender pool. Fewer lenders write 5+ unit loans, and the terms look more like commercial debt.
  • Down payment. LoopNet says capital requirements rise at the commercial threshold.

This is the practical reason the answer is usually no. It isn’t about the building being too nice. The building sits in a different box.

So Can a 5-to-10-Unit Building Get a Super Jumbo DSCR Loan?

Not on the standard ladder. Across our wholesale network, the super jumbo DSCR ladder is built for one-to-four-unit property. A five-unit building generally goes to small-balance multifamily or commercial underwriting.

Some specialty DSCR programs stretch past four units, to eight or ten. They tend to keep some residential-style features, but they usually run at lower leverage than the one-to-four-unit program. Some also take mixed-use buildings with limited commercial space. Many lenders stop at four units, so a product labeled multifamily super jumbo may cap out right there.

That is why answers you read online conflict. One lender says DSCR works at five units. Another says generally not. Both can be right about their own program. Neither can tell you what the next lender offers.

There is also no dependable published maximum loan amount for a 5-10 unit building under a super jumbo label. Treat any single number you see as one lender’s product, not a market rule. The honest answer is that eligibility depends on the program, the unit count, the loan size, and the property. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Before you pay for an appraisal, ask each lender three things:

1. What is your maximum unit count?

2. What is your maximum loan amount at that unit count?

3. Do you test rent over payment, or net operating income over debt service? Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

How Is Coverage Calculated at 5-10 Units?

At five units and up, lenders generally use net operating income divided by annual debt service. The OCC’s exam guidance defines the ratio that way and defines net operating income as property income net of operating expenses. That guidance is a legacy bank-examiner document, so it is here only to define the terms. It is not a description of what any non-QM lender requires.

LoopNet describes the same shift: underwriting on larger multifamily centers on net operating income and debt service coverage.

Factor 1-4 units 5-10 units
Income measure Rent vs. full payment Net operating income
Expenses Mostly in the payment Vacancy, repairs, management
Appraisal Residential income report Commercial income approach
Lender pool Wide Narrow, program by program

Programs vary. Treat the table as the typical shape, not a rule for every lender.

Why does this matter to you? A building can look strong on rent and still stumble on the second test. Vacancy, repairs, and management all come off before the ratio is calculated.

Where Do Luxury Buildings Break?

They break on rent-to-price compression. High-end buildings carry high prices, and rents often don’t rise in step. The ratio gets squeezed from both sides.

Run the numbers on a modeled case. Say a luxury building’s gross rent covers its full monthly obligation at roughly 1.10x. That looks workable. Now take out vacancy, repairs, and management, as an income-based test would. The coverage can slide to around 1.00x or below. These are modeled assumptions, not market data.

Three other pressure points show up on large balances:

  • Appraisal gap. The income approach may value the building below the contract price. Lower value means lower loan, which means more cash from you.
  • Leverage steps down with size. The bigger the loan, the lower the ceiling. More on that below.
  • Reserves. Large files usually mean more liquidity to document.

Honestly, the smaller luxury building, four units or fewer, often fits better. The leverage ladder is cleaner, and more lenders compete for it. The tradeoff is less rent under one roof and a smaller scale of return.

What Does the Ladder Look Like for a Luxury Building of Four Units or Fewer?

If your building has four units or fewer, the super jumbo ladder applies. Leverage steps down as the loan grows. Read the band by the loan amount, not the purchase price. Multiply price by leverage first, then find the band that loan lands in.

Loan amount Purchase Rate-and-term
$150K to $1M 80% 80%
$1M to $1.5M 75% 75%
$1.5M to $2M 75% 75%
$2M to $3M 75% 75%
$3M to $4M 65% 65%
$4M to $6M 60% on review 60% on review
$6M to $10M 60% on review 60% on review

These are ceilings on investment-property purchases and rate-and-term refinances at 1.00 or higher coverage, through select wholesale programs, subject to underwriting. Above $4,000,000, every request is reviewed case by case before submission. Cash-out runs lower and stops above $3,000,000.

The credit score a band’s top leverage needs is different from the program floor. The floor is 660 on loans to $3,000,000 and 700 above that. The top cell to $1,000,000 needs 660 or better. From $1,000,000 to $1,500,000 it needs 700 or better. From $1,500,000 to $3,000,000 it needs 720 or better. Above $3,000,000 it needs 700 or better. A lower score takes a lower-leverage cell in the same band.

Other pieces that shape a large file:

  • Reserves. Typically six months of the full payment on the subject property, twelve for first-time investors. Cash-out proceeds do not count above $3,000,000.
  • Appraisals. Two are required above $2,000,000.
  • Interest-only. A 120-month interest-only period is available on 30- and 40-year terms, up to 75% leverage with coverage of 0.75 or better.
  • Property limits. Above $3,000,000, no rural property, and no more than ten acres on a non-rural one.
  • Entity vesting. Welcome, subject to program terms, with no layered entities.

Sub-1.00 coverage is a real path through select lenders in the network. LTV and terms adjust, subject to underwriting. Short-term-rental income is its own track: documented operating history, loans to $2,000,000, and local permission documented property by property. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

What Documents Decide a Larger File?

On a five-plus-unit building, paperwork carries more weight than on a fourplex. LoopNet lists the key items as rent rolls, income and expense statements, and occupancy history. A typical file adds:

  • Signed leases and a current rent roll
  • Twelve months of operating statements
  • The appraisal, ordered to the right form for the unit count
  • Entity documents and proof of vesting
  • Proof of reserves and liquidity
  • Insurance and property condition details

Does skipping traditional personal-income documentation mean skipping underwriting? No. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, liquidity, entity, and the property itself all still get reviewed.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Super Jumbo DSCR or Commercial Financing: Which Fits?

It depends on unit count first, then size, then your goals. A luxury building of four units or fewer fits the super jumbo ladder. A building of five or more usually fits a commercial or small-balance multifamily path, unless you find a specialty DSCR program that reaches that high.

Factor Super jumbo DSCR Commercial / small-balance
Best for 1-4 units, large balance 5+ units
Income test Rent vs. payment NOI vs. debt service
Terms Interest-only runway Often shorter, balloons
Documentation Property-focused Rent roll, operating history

Commercial debt from banks, agency programs, HUD, or CMBS reviews the property’s income and your strength as a sponsor. These often carry shorter terms and covenants. That is not bad. It is just a different product.

Lendmire’s comparison of super jumbo DSCR against commercial loans on luxury multifamily goes further on that tradeoff.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s regulation commentary treats credit to improve or maintain a rental property with more than two housing units as business purpose. For you, the takeaway is practical: there is no standard consumer disclosure for comparing offers, so line up term sheets side by side.

What If the Numbers Don’t Work?

Most failures trace to one of four causes, and each has a fix.

Symptom Likely cause Fix
Coverage below target High price, expense load More cash down, lower leverage
Appraisal short Income-based value Renegotiate or add cash
Reserves short Large balance Document more liquidity
Unit count too high Over the program cap Commercial path

When coverage sits below 1.00, options exist. Select lenders in the network offer sub-1.00 programs, with LTV and terms adjusted, subject to underwriting. Interest-only structuring can also help the coverage math. Neither is a promise. Each is something a lender would review.

Splitting a large building into separate loans is rarely possible. A single commercial loan is often the cleaner route, even if the terms are less forgiving.

Lendmire’s team sees this pattern often: files that stall do so at the unit-count question, not the credit question. Asking the unit cap first saves an appraisal fee and a lot of lost time.

Key Terms Defined

DSCR (debt service coverage ratio): Income divided by debt payments, showing whether a property covers its own loan.

NOI (net operating income): A property’s income after operating expenses, before debt payments.

PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly housing obligation.

Super jumbo: A size label for loans far above standard jumbo balances, not a legal category.

Stabilized: A building that is leased up and performing at normal occupancy.

Frequently Asked Questions

Can a six-unit luxury building qualify for a super jumbo DSCR loan?

Usually not on the standard ladder, which is written for one-to-four-unit property. Some specialty programs reach eight or ten units at lower leverage. Others stop at four. Ask each lender for its unit cap before going further.

Does a high price make a building jumbo-eligible or commercial?

No. Price affects the loan size and the leverage band. Unit count decides the category. A very expensive fourplex is still a one-to-four-unit file.

Is the DSCR math the same on a fifth unit?

Not usually. Past four units, lenders commonly use net operating income over debt service. That pulls in vacancy, repairs, and management. Programs vary.

Can a luxury building in a short-term rental use this ladder?

Short-term-rental files run to $2,000,000 at 1.00 coverage or better, with documented operating history and an experienced investor. Local permission must be documented for the specific property. Rules are set locally and change.

Can I hold the building in an LLC?

Entity vesting is welcome, subject to program terms, with no layered entities.
