The Quick Read: Yes, in most cases, a free-and-clear Airbnb held in an LLC can take a DSCR cash-out refinance, provided the program lends to entities and the property clears the lender’s tests. With no old mortgage to pay off, the new loan, less closing costs, becomes cash. The loan is sized by the lower of an equity limit and a rent-coverage limit.
- Short-term-rental (STR) cash-out tops out around 70% LTV, while a standard long-term rental reaches about 75%.
- STR files typically expect a 640+ credit score and about 12 months of hosting history.
- Coverage of 1.00 is where select programs start on an STR refinance; a separate select-lender path goes below 1.00, with leverage and terms adjusted.
- The LLC borrows, and an individual usually signs a personal guaranty.
- Clearing the ratio is not the same as making money. Repairs, vacancy, and management sit outside it.
Everything here reflects how files typically structure across Lendmire’s wholesale network of DSCR lenders. Terms vary by lender, property, and borrower, and every file is underwritten individually, subject to lender guidelines. This is not a commitment to lend.

Key Terms Defined
DSCR (debt service coverage ratio): monthly rent divided by the full monthly obligation. A 1.00 means income equals the payment.
PITIA: principal, interest, taxes, insurance, and any HOA dues. It is the payment side of the DSCR math.
LTV (loan-to-value): the loan amount as a percentage of the appraised value.
Cash-out refinance: a new loan larger than what you owe, with the difference paid to you.
Free and clear: owned with no mortgage or lien against the property.
Seasoning: the waiting period between acquiring a property and refinancing it.
Personal guaranty: a signed promise by an individual to repay if the LLC does not.
Why Does a Paid-Off Property Still Count as Cash-Out?
A refinance replaces an existing loan. When there is no existing loan, nothing gets replaced, so every dollar of the new loan beyond closing costs reaches you. Lenders classify that as a cash-out refinance, and it follows cash-out rules.
That classification matters. Cash-out sits at a lower leverage ceiling than a purchase. Across most of the network, standard long-term rentals top out around 75% LTV on a cash-out. On short-term-rental collateral, the cash-out ceiling is about 70%. By contrast, STR purchase leverage tops out at 75% on the strongest files. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
Many owners assume that “paid off” means they can borrow up to the purchase-style limit. They can’t. Same property, different transaction, different cap.
How the Loan Gets Sized: Equity vs. Rent
The loan can’t exceed the smaller of two limits. One is the leverage cap applied to the appraised value. The other is the loan your rent can carry at the lender’s coverage floor.
| Test | What it measures | What controls it |
|---|---|---|
| Equity test | LTV on appraised value | STR cash-out ceiling, about 70% |
| Rent test | DSCR on the new payment | Coverage floor, 1.00 on STR refinance |
A strong ratio does not lift the LTV ceiling. It can improve pricing and terms. A big equity cushion does not rescue weak rent either. The strongest files clear both tests.
Run it on a modeled scenario. Say a paid-off Airbnb appraises at $600,000. At 70% LTV, the equity test caps the loan at 70% of that value. Now the lender looks at the rent the property can be credited with and divides it by the payment on that new, larger loan. If the result lands near 1.25x, the equity test is the limit. If it lands under 1.00x, the rent test is the limit, and the loan shrinks until coverage works. The figures are illustrative assumptions, not market data.
Notice what changed. Before the refinance, the property carried no payment. After, it carries one. That new payment is what gets tested.
How Does the LLC Fit?
The LLC can generally stay on title. It signs the note and the mortgage, and the title policy is issued to the LLC, subject to lender program eligibility. A few lenders lend only to individuals, so confirm the program lends to entities before paying for an appraisal.
Expect these pieces:
- Entity documents: formation paperwork, an operating agreement, and a good standing certificate.
- A personal guaranty: the LLC protects against property-level claims, not against the lender. Non-recourse is rare.
- Matching names: the borrower on the application, the title, the insurance policy, and the bank account that receives proceeds should all read the same.
- Guarantor rules for multi-member LLCs: requirements vary. Some lenders want one or a few members, not all.
Many investors believe they must deed the property into an LLC before refinancing. That is a conventional-lending habit, not a DSCR requirement. If the property is still in your personal name, it can often be vested in the LLC at the refinance closing. Deeding it in just before the refinance can raise title and seasoning questions, so sequence the transfers carefully. Lendmire’s piece Can You Cash Out a Paid-Off Rental That Is Still Titled in an LLC? walks through the title side.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
How Is Airbnb Income Counted?
Methods vary by program. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. For a seasoned Airbnb, lenders usually want about 12 months of hosting history, often shown through platform statements and matching bank deposits.
Across the network, three approaches show up:
- An appraiser’s short-term-rental income analysis.
- Roughly 12 months of platform or bank-deposit history.
- Third-party market data, which some programs accept only alongside other evidence.
Some lenders fall back to long-term monthly rent, which usually produces a lower qualifying income than real Airbnb receipts. A few exclude STR income on the subject property entirely. That is why asking before the appraisal matters.
| Document | What it proves | Common pitfall |
|---|---|---|
| Platform earnings reports | Booking revenue | Gross figures that ignore refunds |
| Bank statements | Deposits actually landed | Deposits going to a personal account |
| Manager reports | Net operating picture | Missing months |
| Permit and insurance proof | Legal, insured STR use | Policy written for long-term rental |
Appraisal is where many owners get confused. The appraiser establishes value. A rent schedule, known as Form 1007, documents monthly long-term rent. Fannie Mae’s appraiser update notes it is required only when rental income is used to qualify on a one-unit investment property. The Appraisal Update podcast relays that the form cannot estimate nightly STR fees. McKissock adds that appraisers must not multiply a nightly rate by 30, and that deciding the final income is the lender’s job.
These sources matter here only for form names and that limit. DSCR program terms come from the lenders, not from agency rules.
Passing the Ratio vs. Actually Cash Flowing
Here is the trap. DSCR compares rent to PITIA only. Clearing 1.00 is not positive cash flow. Repairs, vacancy, management, utilities, platform fees, and capital expenses all sit outside the calculation.
A paid-off Airbnb is a clean slate. Taking the maximum cash-out creates a brand-new payment. On a property that earns well in peak season and thinly in winter, that payment can leave real cash flow razor-thin even when the lender’s number looks fine. Underwriting uses an annual average, not your best month. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
So how much should you take? This one is a genuine judgment call. Maximum proceeds fund the biggest next move. A smaller loan leaves breathing room for slow months. Many investors size to the next purchase they actually need, not to the ceiling. A larger down payment on that next purchase lowers its payment and can lift its DSCR, but it never erases leverage caps, credit floors, reserve rules, or property eligibility.
Reserves matter here too. They vary by lender, leverage, loan size, and transaction type, and commonly run around 6 months of PITIA. Loans above $1,500,000 typically step up to about 9 months.
DSCR files on STR collateral often pencil on trailing-12 income but come in tight when the lender discounts that income. The files that go smoothly tend to model both the discounted and undiscounted scenarios before the appraisal is ordered.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
DSCR Cash-Out vs. a HELOC, Conventional Cash-Out, or Selling
| Option | Title requirement | Income review | Cash delivery |
|---|---|---|---|
| DSCR cash-out | LLC can stay on title | Property income | Lump sum |
| Investment HELOC | Individual or revocable trust | Personal income review | Line of credit |
| Conventional cash-out | Usually individual | Personal income and DTI | Lump sum |
| Sell | Any | None | Lump sum, net of costs |
Investment-property HELOC lines cap at $500,000 total, and an LLC-held Airbnb would need a vesting change to use one. Lendmire’s article How to Tap a Paid-Off Airbnb With a HELOC or DSCR Cash-Out Refinance compares the two in depth. DSCR works best for self-employed investors and portfolio owners whose write-offs shrink the income a conventional lender sees, since it qualifies the asset rather than the person.
The cost trade-off is real. The refinance adds interest cost, and DSCR loans commonly carry prepayment penalties in the first years, so refinancing out of one later can be expensive. Compare that against keeping the property debt-free.
Edge Cases That Break the General Answer
- A recent cash purchase. Cash-out seasoning of about 6 months from title recording is the common expectation. A paid-off property that you’ve held for years clears it easily. One bought with cash recently may not.
- A property just deeded into the LLC. This can raise title and seasoning questions. Vest at closing or sequence carefully.
- A short hosting history. Programs expect about 12 months. A listing converted from a long-term rental, or hosted only a few months, may lean on the long-term rent fallback or need to wait.
- Credit. STR files typically want a 640+ score. Most programs prefer around 660, and 700+ opens the strongest leverage tiers.
- Sub-1.00 coverage. Available through select lenders in the network, with leverage and terms adjusted. Expect lower proceeds.
- Property type. Manufactured homes, log homes, and barndominiums are not offered in these programs.
- Loan size. Standard programs run up to $3,000,000, and above $2,500,000 the network generally holds to 30-year fixed structures.
Step by Step: From Appraisal to Funding
1. Confirm in writing that the program lends to LLCs and counts STR income.
2. Gather entity documents, platform history, and matching bank statements.
3. Order the appraisal, which sets value.
4. The lender decides how much rental income to credit and tests the equity and rent limits.
5. The title company coordinates vesting, the payoff of any liens, and insurance. Names must match the LLC.
6. Insurance must fit STR use, and local permit evidence goes in the file.
7. Proceeds are wired to the LLC.
One lesson on names. Get written confirmation that the LLC is the borrower.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Who is this a fit for? An investor with a seasoned, documented Airbnb, solid equity, and a clear use for the cash. Who should pause? Anyone with under a year of hosting history, thin coverage, or a plan to take every available dollar. For a wider view, see Lendmire’s complete DSCR loans guide.

Frequently Asked Questions
Does a paid-off property qualify as a refinance or a cash-out?
It counts as a cash-out refinance. With no loan to pay off, the full new loan beyond closing costs comes to you, so cash-out leverage limits apply. On STR collateral that is about 70% LTV. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
Do I need traditional personal-income documentation or W-2s?
Generally not for personal income. Entity documents, platform history, reserves, insurance, and an appraisal are still required.
Does the LLC make the loan non-recourse?
Usually not. An individual typically signs a personal guaranty. The LLC separates property-level claims, but it does not shield you from the lender.
Can the appraiser use my Airbnb income?
No. The appraiser sets value, and a rent schedule shows long-term monthly rent. The lender decides what STR income to count, and a nightly rate times 30 is not an accepted figure.
What if I want to avoid a lump sum?
A HELOC is a line of credit, but investment lines cap at $500,000 total and require an individual or revocable trust on title. An LLC-held Airbnb would need a vesting change first.
