How to Qualify for a DSCR Loan for a Paid-Off Airbnb Refinancing After Conversion

How to Qualify for a DSCR Loan for a Paid-Off Airbnb Refinancing After Conversion

The Quick Read: You qualify when the property’s documented Airbnb income covers the full payment on the new loan, the cash-out stays under the short-term-rental leverage cap, and the file meets credit, reserve, and property rules, with qualification resting primarily on property-level rental income covering the payment, subject to lender guidelines. A paid-off property has no old loan to retire, so every dollar you borrow is new debt that the rent must carry. That is why coverage, not equity, often sets the ceiling.

  • A free-and-clear property refinanced for cash is treated as a cash-out. On short-term-rental collateral, the cash-out ceiling is up to 70% LTV.
  • Short-term-rental files typically expect a 640+ credit score and about 12 months of host experience.
  • The coverage floor is 1.00 on short-term-rental purchases and 1.00 on short-term-rental refinances. Select lenders in the network will look below 1.00 with leverage and terms adjusted.
  • Your cash is decided by the lower of two limits: what equity allows and what rent coverage supports.
  • Clearing the ratio is not the same as making a profit.

What Paid-Off and Conversion Mean to the Lender

A paid-off property carries no mortgage. After conversion, it has changed jobs: it used to be a long-term rental, a second home, or a former primary residence, and now it earns nightly income. Lenders treat the refinance as a business-purpose investment loan and test the property’s income against the new payment.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Two situations sit behind the phrase “after conversion.”

  • A long-term rental turned Airbnb. The property was already non-owner-occupied. What changed is the income type and how much history exists under it.
  • A second home or former primary residence turned Airbnb. The occupancy changes to investment, and the file has to say so. Think of it as the occupancy label catching up with reality.

The mechanics below hold for both. For the full foundation, see Lendmire’s complete DSCR loans guide.

Key Terms Defined

  • DSCR (debt service coverage ratio): the property’s qualifying monthly income divided by its full monthly housing obligation.
  • PITIA: principal, interest, taxes, insurance, and any association dues, the full payment the ratio tests.
  • LTV (loan-to-value): the loan amount as a percentage of the appraised value.
  • Free-and-clear: owned with no mortgage or lien against it.
  • Cash-out refinance: a new loan that puts cash in your hands, whether or not an old loan is paid off.
  • Seasoning: the waiting period a lender wants between acquiring a property and refinancing it.
  • Reserves: liquid funds, counted in months of PITIA, that you hold after the loan funds.
  • Haircut: the discount a lender applies to gross short-term-rental income before counting it.

What It Takes to Qualify for a DSCR Loan on a Paid-Off Airbnb

Here is the checklist, in the order a file usually gets tested.

1. Credit. Short-term-rental files typically expect a 640+ score. Across the wider network, most programs want around 660, and 700+ opens the strongest leverage tiers.

2. Property eligibility. Standard residential property types qualify. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs.

3. Legal operation. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A lender can decline income from a property that can’t lawfully operate as a rental.

4. Income evidence. Typically about 12 months of host experience, backed by platform payout statements and bank deposits.

5. Coverage. The floor is 1.00 on short-term-rental refinances. A separate select-lender path goes below 1.00, with leverage and terms adjusted.

6. Leverage. Cash-out on short-term-rental collateral reaches up to 70% LTV. Standard long-term rentals run higher, up to about 75% on a cash-out.

7. Reserves. These vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common, and loans above $1,500,000 typically step up to about 9 months.

8. Seasoning. About 6 months of ownership is the common expectation on a cash-out.

9. Loan size. Standard programs reach up to $3,000,000. Above $2,500,000, the network generally holds to 30-year fixed structures.

The spine is the 30-year fixed. Extended 40-year terms, interest-only periods, and ARM structures exist through select lenders, and they change the payment the ratio tests. Every file is underwritten individually, and nothing here is a commitment to lend.

How Lenders Count Airbnb Income After a Conversion

Lenders pick one of a few income paths, and the choice drives your maximum loan. Which path a lender accepts varies, and on a refinance the lender’s emphasis falls on actual history.

Income path Evidence needed Weakness
Trailing platform history Payout statements, bank deposits Needs a full year to shine
Third-party projection Market report, discounted Fewer lenders accept it on a refinance
Appraiser’s rent schedule Appraisal rent estimate Can understate nightly income
Property-manager statement Manager’s income reports Must reconcile to deposits

Whichever path applies, the lender discounts gross receipts. The haircut reflects cleaning, management, seasonality, and vacancy. Then the lender divides that qualifying income by the full PITIA on the new loan.

That is the whole formula. Rent in, payment out, one number.

Where the Appraisal Fits (and Where It Doesn’t)

The appraisal values the real estate. It does not value your Airbnb business.

McKissock, an appraisal-education publisher, explains that Form 1007 estimates monthly market rent on a one-unit property, and that the lender makes the final call on income from all sources, short-term rentals included. On a refinance, the form is used alongside lease agreements or traditional personal-income documentation. Furniture and business income are not part of value.

Here is the catch. HousingWire reports that Form 1007 was built to estimate long-term rent only, and that forcing short-term income through it can produce artificially low coverage. Its suggested fix is a narrative addendum that analyzes the short-term income separately. A strong Airbnb can look weak on paper if the file falls back on a long-term rent schedule.

Appraisal vendor Class Valuation makes the same case. Nightly pricing, seasonality, cleaning, and management costs are business-driven, and the 1007 can’t capture them. Properties with two to four units use Form 1025 instead, and each unit may need its own analysis.

One brief contrast: agency appraisal guidance, such as the Fannie Mae appraiser update reproduced by the Nevada Real Estate Division, says Form 1007 documents monthly market rent and is required only when rental income is used to qualify a one-unit investment property. DSCR loans are not agency products, so those rules don’t govern your file. What carries over is the lesson that the form is a rent estimate, not an income statement.

Conversion Scenarios

Long-term rental to Airbnb

This is the cleanest case. The occupancy label already says investment, so the fight is over history. If the conversion happened mid-year, the clock starts at the first booking, not at your purchase date. Your old lease history shows the property earned rent. It doesn’t prove nightly income.

Second home or former primary to Airbnb

The file has to reflect investment occupancy, and any leftover second-home label creates friction. Expect the lender to want the occupancy re-declared as business-purpose. The income story is the same as above, with the same host-history expectation.

Vacant or newly listed

With little or no booking history, options narrow. Some lenders will consider a discounted third-party projection. Fewer do on a refinance. Others fall back to the appraiser’s long-term rent schedule, and a few select lenders accept thinner coverage with adjusted leverage and terms.

Title matters too. Moving the property into an LLC before the refinance can trigger extra title review and may restart seasoning at some lenders. That works subject to lender program eligibility, so ask before you record anything.

Sizing the Cash-Out: Equity Versus Coverage

Your cash is the lower of two numbers. Equity sets the first: the leverage cap applied to appraised value. Coverage sets the second: how much payment the rent can carry at your required ratio.

With a mortgage already in place, part of the new loan pays off the old one. Here there is nothing to pay off, so the entire loan is cash out, less costs. And every borrowed dollar raises the payment on a property that had none.

Run the numbers this way, with modeled assumptions rather than market data. Say the appraisal supports a value, and qualifying income after the haircut covers a 70% LTV loan at about 0.90x. Equity says yes. Coverage says no. The loan has to shrink until the ratio reaches the floor, and at roughly 60% LTV, the same property might climb to around 1.0x, depending on taxes and insurance. Coverage was the binding limit. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Flip it. If the same property covers 1.35x at 70% LTV on short-term-rental collateral, coverage has room to spare and the leverage cap binds. Stronger ratios also open better pricing and leverage, so a thick ratio pays you twice. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

A larger cushion of equity never erases credit floors, reserve rules, or property eligibility. The strongest files clear both tests. (For a broader look at pulling money out, see Lendmire’s piece How to Tap a Paid-Off Airbnb With a HELOC or DSCR Cash-Out Refinance.)

Delayed financing deserves a note for recent cash buyers. It waives only the waiting period, not coverage, reserves, appraisal, or leverage, and the loan is typically capped near documented cost. Hard-money financing secured by the property is generally not treated as cash. Seasoning and delayed financing are lender policy, not law.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Thin History: Wait, Project, or Restructure?

If you have under a year of hosting, you have four moves. The stronger play depends on how much operating history you have and how a lender treats it. Waiting a few more months may beat a restructure, though an investor who needs the capital now could reasonably argue the other way.

Option Best when Trade-off
Wait for full history Close to a full year Capital stays idle
Projection path Lender accepts it Fewer refinance options
Long-term rent fallback Short-term income is weak May understate income
Lower leverage or sub-1.00 path Coverage is thin Adjusted leverage and terms

Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted. It is a separate path from the 1.00 programs, not a lower floor on the same one.

Paid-Off Document Checklist

  • Title report showing no liens, and a vesting history if the property recently changed hands.
  • Platform payout statements and bank deposits that reconcile with each other.
  • Entity documents, if the property sits in an LLC.
  • Proof of reserves.
  • Insurance that covers short-term rental use.
  • Local permit or registration, where one applies.
  • Appraisal with a rent schedule, and a short-term income analysis if one is available.

DSCR files skip personal income documentation, not property documentation.

Passing the Ratio Is Not Profit

A 1.00 ratio does not mean the property cash flows. DSCR compares income to PITIA only. Repairs, vacancy, management, utilities, furnishing, and capex all sit outside it.

Stress-test before you refinance. Use a full trailing year rather than a peak-season window, and see what happens to coverage if taxes and insurance climb. A thin pass on short-term income can flip to a miss when the slow season hits. Cash-out money you can’t service is expensive.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Why Files Stall

  • Local rules don’t allow short-term rental use.
  • Deposits don’t match the platform reports.
  • Coverage collapses once the new payment is added.
  • A second-home label is still on the file.
  • The file fell back on the long-term rent schedule when the nightly income was far stronger.
  • Reserves came up short after the cash-out.

One more habit worth having: ask about income treatment before paying for an appraisal. Treatment varies from lender to lender, and the network exists so one file can be matched to the program that fits it.

Frequently Asked Questions

Is a paid-off Airbnb refinance a cash-out or a rate-and-term?

It is a cash-out. With no existing loan to pay off, any new loan puts money in your hands, so cash-out rules and leverage caps apply. On short-term-rental collateral, that ceiling is up to 70% LTV. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Do I need a full year of Airbnb history after converting?

Short-term-rental files typically expect about 12 months of host experience. With less, some lenders consider a discounted projection or the long-term rent schedule. Others want you to wait, and coverage and leverage adjust accordingly.

What credit score do I need?

Short-term-rental files typically expect 640 or higher. Higher scores open stronger leverage tiers, and the exact requirement depends on the lender, the property, and the loan size.

Can I move the property into an LLC before refinancing?

Often, depending on program guidelines. A title change can trigger extra review and may restart seasoning at some lenders, so confirm before recording the deed.

Does a 1.00 coverage ratio mean the property makes money?

No. The ratio tests rent against PITIA only. Repairs, vacancy, management, utilities, and capex sit outside it, so run your own stress test.
