Can a Long-Term Rental Refinance on DSCR After Switching to Airbnb?

Can a Long-Term Rental Refinance on DSCR After Switching to Airbnb?

The Quick Read: Usually, yes, but not on day one: once the property has about 12 months of Airbnb booking records, a DSCR refinance can count that income, and until then most files fall back on a lease or the appraiser’s long-term rent, subject to lender guidelines.

  • A DSCR loan (debt service coverage ratio) qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
  • On short-term-rental (STR) collateral, expect about 12 months of host history, a score of 640 or higher, and leverage up to 70% on a refinance.
  • Platform exports and bank deposits usually carry more weight than a projection when you already own the property.
  • Passing the coverage test does not mean the property makes money.

How a DSCR Refinance Works After a Switch

A DSCR refinance replaces your current loan with one underwritten on the property’s rent. The lender divides qualifying monthly income by the full monthly obligation. That obligation is principal, interest, taxes, insurance, and any HOA dues, called PITIA. The result is your coverage number.

Maximum loan-to-value varies by lender, program, property type, and seasoning. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Switching to Airbnb changes the income side of that fraction. It does not change the rest of the file. Credit, leverage, reserves, and property eligibility still apply.

Across Lendmire’s wholesale network, STR collateral gets its own parameters. On a refinance, leverage reaches about 70% on STR collateral, versus about 75% on a standard long-term rental cash-out. Purchases on STR collateral top out at 75%. The usual credit floor is 640. On both STR purchases and STR refinances, coverage starts at 1.00. Those are select-program starting points, not promises, and stronger ratios open better terms.

Here is the catch. The lender has to decide which income to believe. A property that was a long-term rental last spring has little Airbnb proof to show.

Key Terms Defined

DSCR: the ratio of qualifying rental income to the full monthly payment on the property.

PITIA: principal, interest, taxes, insurance, and association dues, the full monthly obligation used as the bottom of the ratio.

Seasoning: the waiting period between owning a property, or changing how you use it, and a refinance.

TTM statement: a trailing-twelve-month income statement built from the most recent year of bookings.

Prepayment penalty: a fee some loans charge if you pay them off early.

Form 1007: the appraiser’s rent schedule for single-family homes. It estimates rent on a traditional 12-month lease.

What Counts as Proof After the Switch?

Lenders generally look at three routes to income, and your history decides which one you get.

Income route What it uses When it applies
Actual STR history Platform exports, manager statements You own it, and have about 12 months
Long-term rent Lease or appraiser’s rent schedule Little or no STR history
Market projection Third-party STR forecast Mostly purchases; refinance use varies

BiggerPockets describes the same two main income methods in its guide to DSCR loans for short-term rental investors: a trailing-twelve-month income statement and the appraiser’s 1007 rent survey. In practice, the file that wins is the one with clean, reconciled actuals.

Projections are mostly a purchase tool, because a buyer has no history to show. On a property you already own, most lenders in the network want to see what the place actually earned. A few will weigh a discounted projection when records are thin. Programs differ, and a broker’s job is to match your file to the one that fits.

Why the Appraisal Often Understates the Property

Many hosts assume the appraisal will capture their Airbnb income. It usually won’t. Form 1007 reflects monthly long-term rent, and the multi-unit equivalent works the same way. Neither was built for nightly pricing.

A HousingWire contributor piece makes this argument sharply. It says using the 1007 for STR income creates compliance risk and often pushes coverage artificially low. It recommends an STR narrative addendum and appraisers who know STR and non-QM work. That is one author’s opinion, but it matches what brokers see on files.

The lender, not the appraiser, decides how income is counted. If a lender relies only on the appraisal figure, a deal that works on actuals can fail on paper. Another lender may use the platform history instead. Same property, different answer.

Wait, or Refinance Now?

Waiting costs you time. Refinancing too early can cost you income credit. The right move depends on how much history you have and what loan you hold now.

Your situation Likely basis Usual move
Just switched, a few bookings Long-term rent Wait, or test the lease route
Partial history, peak season only Lease or discounted figure Wait for a full year
About 12 months of clean records Actual STR income Ready to apply
Existing DSCR loan on long-term rent Depends on payoff terms Check the prepayment penalty first

The clock matters, and nobody states it clearly. Hosting history runs from your first booking, not from the day you bought the property. Ownership seasoning, commonly about 6 months before a cash-out, is a separate clock. You need both to be satisfied.

Never annualize a peak season. Lenders see through it and discount it. Three strong summer months do not become a year.

Three Worked Examples

These scenarios use modeled ratios, not market data.

Switched four months ago. Picture a duplex whose lease rent covers the full payment at roughly 1.25x. The owner has four months of strong Airbnb bookings. The lender will likely treat it as a long-term rental until history builds. That may still work on the lease, but the Airbnb upside does not count yet. The cleaner play is waiting until the record is full, unless the lease alone supports the loan.

A full year of records. Say a single-family home’s appraiser rent schedule produces coverage near 0.95x. Twelve months of platform payouts, reconciled to bank deposits, push actual coverage to roughly 1.4x. This is where the switch pays off. A lender that uses actuals can count the stronger figure. Leverage is capped at the STR levels, though, so the extra income helps with coverage but not with the equity requirement.

A cash-out where the bigger payment binds. An owner pulls cash out at up to 70% on STR collateral. Coverage was about 1.3x on the old, smaller loan. The new, larger payment drops it near 1.05x. That barely clears 1.00. Any seasonal dip or an expense haircut on gross revenue could tip it under. Many investors size the cash-out down for exactly this reason. If You Already Have a Loan on the Property

An existing DSCR loan written on long-term rent may carry a prepayment penalty. Compare that cost against what the new loan gains you. If the penalty steps down over time, waiting for the full STR history can solve both problems at once.

A property bought on a second-home or conventional loan comes with occupancy terms on the old note. Check them before you convert. Moving into DSCR is a common path, but the old loan’s terms are yours to read.

The tenant transition matters too. Lenders look at the months when the last lease ended and the first guest arrived. Gaps in those months are normal. Unexplained gaps are not. Keep a short written timeline.

Why Files Stall

Most stalled files come from a handful of fixable problems.

Problem Fix
Payouts don’t match deposits Reconcile before applying
Bookings under a different entity than title Align the account with the owner
Personal and business funds mixed Separate accounts, then rebuild the record
Thin or seasonal history Wait, or use the lease route
STR use not permitted locally Resolve before applying

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A property with strong bookings can still fail if the rules restrict STR use.

Some guidelines also restrict STR income on refinances, especially on tenant-occupied transactions. Loan-level exception reports in an SEC asset-backed securities filing flag a loan that used STR income despite that kind of restriction. That is one filed example, not a rule for every lender. It shows STR income on a refinance is an area where exceptions get scrutinized.

Lenders also often discount gross STR revenue before computing coverage. Your gross bookings and the lender’s qualifying income are different numbers. Expect the second to be lower.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What Experience Shows

On these files, the ones that clear cleanly share one trait: the paper trail was built before the application. Exports, deposits, and manager statements line up. The files that stall usually had good income and bad records. The stronger approach is to treat the application as a package of evidence that has been accumulating over the past year.

If Coverage Falls Short

Start with the simplest, lowest-cost fixes first.

1. Wait for more history. It costs nothing and often improves the average.

2. Shrink the loan. A lower balance, or a rate-and-term refinance instead of cash-out, raises coverage.

3. Put more equity in. A larger down payment on a purchase lowers the payment and can lift the ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

4. Try a different lender. Coverage requirements, income methods, and haircuts vary across the network.

5. Look at sub-1.00 options. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted.

Reserves matter too. They vary by lender, leverage, and transaction type, commonly around 6 months of PITIA. Conservative files at modest leverage may see them waived, while larger loans typically step up.

One more point. Clearing 1.00 is not positive cash flow. Repairs, vacancy, cleaning, management, and utilities all sit outside the calculation. Model them yourself.

Tax treatment varies, so consult a qualified professional before relying on any deduction.

The stronger play for most converters is probably patience. Still, an investor with a lease that already covers the payment may not need to wait at all. Frequently Asked Questions

How long do I have to host on Airbnb before refinancing?

About 12 months of hosting history is the common expectation on STR refinances in the network. Some select lenders review thinner records using a discounted projection or the long-term rent. Shorter history can still work on the lease route, but the Airbnb income may not count.

Will the lender use my gross Airbnb revenue?

Rarely in full. Lenders often discount gross revenue to reflect expenses before computing coverage. The qualifying figure will usually sit below what your platform dashboard shows, so test your file against that lower number.

Can I use a projection instead of my actual history?

Sometimes, but projections are mostly a purchase tool. On a property you already own, actuals usually win. Programs differ on whether they take the higher of the two figures, so ask which method a lender uses before you apply.

Does switching to Airbnb make my current loan an STR loan?

Not automatically. A lender may keep treating the property as a long-term rental until it can see booking history. That is why the refinance is where STR treatment actually begins.

What if the appraisal comes in low on rent?

Channels differ. Some lenders use only the appraisal figure, others allow a lease or a platform-based alternative. A low 1007 figure does not end the deal, but it can end it with the wrong lender.
