Short-Term Rental Cash-Out Refinance When the Appraisal Relies on Short-Term Rental Income

Short-Term Rental Cash-Out Refinance When the Appraisal Relies on Short-Term Rental Income

The Quick Read: The appraisal sets the property’s value and a long-term rent figure. It does not prove nightly-rental income, so the lender documents that income separately and sizes the loan on both value and coverage.

  • Value sets the leverage cap. On short-term-rental collateral, cash-out tops out around 70% LTV through the network’s programs.
  • Income is proven with hosting history, not the appraisal. Expect about 12 months of host experience.
  • Coverage is retested on the new, larger balance. A 1.00 coverage floor applies to refinances.
  • The three income methods can produce three different loan amounts on the same address.
  • A low rent schedule does not change value. It changes the coverage math, and that can shrink the cash-out. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Owners of well-booked rentals often assume strong bookings will lift the appraisal. They won’t. Value and income are two separate tests, and a cash-out file has to clear both. This page walks through how each test works, where files stall, and what to do when the appraisal disappoints. It covers the mechanics Lendmire sees across its wholesale network of DSCR lenders. Key Terms Defined

Appraised value: The appraiser’s opinion of what the property would sell for, built from comparable sales. Business income and furnishings sit outside it.

Rent schedule: The appraiser’s estimate of monthly market rent. DSCR files borrow the agency form names for it: the 1007 for one unit and the 1025 for two to four units.

Narrative addendum: A written section added to the appraisal that analyzes short-term rental income from comparable nightly-rental data instead of long-term leases.

Hosting history: The record of how long and how well the owner has run the property as a short-term rental, shown through platform and bank records.

Coverage ratio (DSCR): Rental income divided by the full monthly obligation: principal, interest, taxes, insurance and any HOA dues.

Haircut: A discount a lender applies to gross rental receipts before testing coverage.

Does the Appraisal Count Short-Term Rental Income?

No. The appraisal documents value and monthly market rent. Fannie Mae’s appraiser guidance states that the 1007 was not designed for single-family properties used as short-term rentals. It requires comparables leased on a monthly basis and says the form cannot be used to estimate a nightly fee.

DSCR loans are not agency loans. The form name is borrowed because it gives lenders a standard rent schedule. The limits come along with it.

HousingWire carries an appraisal-firm executive’s argument that short-term rentals behave like operating businesses, and that a form built for long-term rent cannot capture one. The same piece says the purpose of the form does not change in private lending or non-QM channels. That is an industry opinion, not a regulation. It still matches what shows up in files.

Two things follow:

  • A great-performing rental does not raise appraised value. Business income is outside the value conclusion.
  • Nightly rate times 30 is not market rent. Alternative methods are not acceptable on the 1007.

What the Appraisal Does and Doesn’t Establish

Question Appraisal answers it? What actually answers it
What is the property worth? Yes Comparable sales
What would it rent for monthly? Yes (1007 or 1025) Monthly lease comps
What does it earn nightly? No Platform and bank records
Is hosting history long enough? No Statements over about 12 months
Does it cover the new payment? No Lender’s coverage test

How the File Flows, Step by Step

1. Deal type. A refinance that returns cash to the borrower is a cash-out. That holds even on a free-and-clear property.

2. Appraisal ordered. It produces a value and a long-term rent schedule. Some lenders also accept a narrative addendum.

3. Value sets the leverage cap. The loan ceiling is appraised value times the program’s cash-out LTV. On short-term-rental collateral, that cash-out ceiling is up to 70% LTV on the strongest files, subject to lender guidelines. Standard long-term rentals reach around 75% cash-out across most of the network.

4. Income is documented separately. Three methods show up across the trade: trailing 12-month platform or property-manager statements, a market-data projection, or the 1007 long-term rent as a conservative fallback. On a refinance, actual history is the usual route. Projections are more common on purchases.

5. The lender discounts the income. Gross receipts are commonly reduced before the coverage test. The size of the discount varies by lender.

6. Coverage reruns on the bigger balance. Cash-out raises the obligation, so the ratio is tested on the new loan. A 1.00 coverage floor applies to short-term-rental refinances. Stronger ratios can open better pricing and leverage.

7. Documents are reconciled. The lender reviews platform exports, bank deposits, manager statements, insurance written for short-term use, and entity documents if the property sits in an LLC, subject to lender program eligibility.

Value-Limited or Income-Limited? A Neutral Example

Consider an owner with a property valued by the appraiser at a round $500,000. At the 70% short-term-rental cash-out ceiling, value caps the loan at 70% LTV. That is the value test. Every figure here varies by lender and program, since guidelines, property type, leverage, and credit profile all apply.

Now run the income test. Suppose the trailing statements, after the lender’s haircut, support a coverage ratio of about 1.4x at the maximum loan. In that case the file is value-limited: the cap binds, and income has room to spare.

Change one input. Say the haircut income supports only about 0.9x at that same loan. The file is now income-limited, and the lender may resize the loan downward until coverage reaches the program floor. Select lenders in the network offer sub-1.00 coverage paths, with leverage and terms adjusted, but that is a different program from the 1.00-floor path.

These figures are modeled assumptions, not market data. The point is the mechanism. The same property can be limited by value in one scenario and by income in another.

Where the Income Method Changes the Loan Amount

The three methods can produce three different loan amounts on one property.

  • Trailing 12-month statements reward a property with a full year of strong bookings. A weak season drags the average, and a missing peak season hurts more.
  • Market-data projections can support more income than history shows, but they fit purchases better than refinances.
  • The 1007 long-term rent is the fallback. A property can clear coverage on nightly income and fail on long-term rent.

Ask any lender two questions up front. What happens if the 1007 comes in low? Will the lender count short-term evidence instead?

Edge Cases Where the General Rule Breaks

Young rental, long ownership. Owning a property for years does not satisfy hosting history. The two clocks run separately. An owner who converted a long-term lease recently may own the home well past the roughly 6 months of seasoning common across the network and still lack the hosting record. In that case the lender may use market rent, cap proceeds, or ask the borrower to wait.

Two to four units. These use the 1025, which also assumes monthly leases. Leverage and treatment can differ from single-family.

Seasonality. A trailing 12 months that misses a full peak season understates the property. One that includes a very strong season can overstate it. Lenders may average or stress it.

Form changes. HousingWire notes that the industry’s next appraisal data standard will retire legacy forms including the 1007. Narrative addenda will still be needed for nightly income. Class Valuation, an appraisal firm, describes the alternative as a narrative addendum titled Short-Term Rental Projected Income Analysis, built on comparable short-term income data. That is a vendor’s view, not a regulator’s rule.

Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Prepayment terms. DSCR loans commonly carry prepayment terms. That matters most for investors who refinance repeatedly.

Ineligible property types. Manufactured homes, log homes and barndominiums are not offered through the network’s DSCR programs, even when they rent well nightly.

If the Appraisal Disappoints

A low value and a low rent figure are different problems.

  • Low value: Reconsideration is the standard step. A packet of recent, closer comparable sales and condition notes is what a reviewer needs. If value stays put, the loan resizes to the cap.
  • Low rent schedule: Value is untouched, but the coverage math may shrink the cash-out. Ask whether the lender will rely on trailing statements or an addendum instead.
  • Both low: Consider a smaller cash-out, a rate-and-term refinance, or waiting until hosting history is stronger.

Vet the appraiser’s comparables before ordering. Ask whether the appraiser has short-term-rental experience and whether the lender accepts a narrative addendum. Lendmire’s piece Short-Term Rental Cash-Out Refinance vs. Long-Term Rental Loan When the Appraisal Is Low compares this path against a long-term rental loan.

What the Investor Decision Looks Like

Cash-out raises the obligation. Clearing 1.00 does not mean the property cash-flows. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities and capex sit outside the calculation.

Program ranges across the network, framed as typical and subject to lender guidelines:

  • Short-term-rental cash-out and refinance: up to 70% LTV.
  • Credit: a 640 minimum for short-term rentals.
  • Hosting: about 12 months of host experience.
  • Loan size: up to $3,000,000 on standard programs.
  • Reserves: commonly around 6 months of PITIA, varying by lender, leverage and loan size.

Leverage caps, credit floors, reserve rules and property eligibility all apply alongside coverage. The strongest files clear both tests: enough equity and enough rental coverage.

Common Mistakes

  • Treating gross booking revenue as qualifying income.
  • Multiplying the nightly rate by 30 and expecting it to match market rent.
  • Assuming a strong season lifts value.
  • Confusing seasoning with hosting history.
  • Skipping the question of what happens if the 1007 comes in low.
  • Relying on projected income without confirming the property can legally operate as a short-term rental.

Pre-Appraisal Checklist

  • Twelve months of platform exports matched to bank deposits.
  • Property-manager statements, if one is used.
  • Insurance that covers short-term use.
  • Entity documents if the property is in an LLC.
  • Comparable sales and a list of upgrades for the appraiser.
  • A written answer from the lender on the fallback income method.

Frequently Asked Questions

Will my Airbnb income raise the appraised value?

No. Business income and furnishings sit outside the value conclusion. The appraiser works from comparable sales and, for rent, monthly lease comparables.

What happens if the 1007 rent comes in low?

Value stays the same, but coverage can drop if the lender relies on that figure. Ask whether trailing statements or a narrative addendum can be used instead. Otherwise the cash-out may shrink.

How much hosting history do I need?

About 12 months of host experience is typical for short-term-rental programs in the network. It runs separately from seasoning on the loan.

Can the coverage test limit my cash-out before the LTV cap does?

Yes. Cash-out raises the payment, so coverage reruns on the new balance. If haircut income cannot support the larger loan at the 1.00 refinance floor, the loan resizes.

Does a recent conversion from a long-term lease qualify?

It can, but the lender may rely on market rent or cap proceeds until hosting history builds. Owning the property for years does not substitute for the host record.
