Can a Short-Term Rental Near a Hospital Qualify for a DSCR Loan?

Can a Short-Term Rental Near a Hospital Qualify for a DSCR Loan?

The Quick Read: Yes, this kind of property can qualify for a DSCR loan, but only when the income is documented in a form the lender accepts and nightly use is legal at the address, and when the stay pattern matches how the lender classifies the income. Being near the hospital earns no credit by itself. It only explains why guests book.

  • A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.
  • Many hospital-area guests stay 30 to 90 days, which is a different underwriting question from nightly bookings.
  • Across our wholesale network, short-term-rental purchases typically reach up to 75% LTV, with refinances and cash-outs up to 70%.
  • Local legality is checked first. A strong income projection cannot save an illegal use.
  • Clearing 1.00 coverage is not the same as positive cash flow.

Why Do Hospitals Create Rental Demand at All?

Hospitals create steady, work-driven demand for furnished housing: traveling clinicians on contract, residents and trainees, and people in town for medical care. That demand does not follow tourist seasons. It follows staffing needs.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

The monthly-stay segment is large. Furnished Finder, citing a joint report with AirDNA, puts it at about 46 million booked nights. Nearly 1 in 5 bookings run 28 days or longer, and the average stay is about 102 days. Travel-nurse housing is described as furnished rentals of about three months.

That tells you who your guest probably is. It does not tell you what the lender will do with the income.

Here is the part that surprises new investors. In the programs we place files with, hospital proximity is not a loan category. No guideline we work with gives extra credit for it, and none penalizes it. A near-hospital rental is underwritten like any other short-term or long-term rental. Proximity matters in one place only: it shapes the data you hand the lender.

How Does the DSCR Math Work on This Property?

DSCR stands for debt service coverage ratio. You divide the property’s monthly income by its monthly PITIA, which is principal, interest, taxes, insurance, and any association dues. At 1.00, the income exactly covers the payment. Higher means more cushion.

The formula is identical for a nightly rental and a long-term lease. What changes is which income number goes on top. That choice drives everything else, so most of this article is about it.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. For the full mechanics, see the complete DSCR loans guide.

One caution. Coverage compares rent to PITIA only. Repairs, vacancy, management, utilities, furnishing, and capital expenses sit outside the calculation. A furnished rental near a hospital can clear 1.00 and still lose money after turnover and supplies. Treat the ratio as a lender’s test, not a profit forecast.

Nightly or Monthly: How Do Lenders Classify the Income?

The lender asks one question before any math: how is this property actually rented? The answer picks the income method, and the income method picks the leverage.

Evidence type When it is used Main risk
12 months of platform or bank history Property already operating Gaps or a seasonal dip
Third-party market report Purchase with no history Comps may not match your unit
Appraiser’s short-term analysis Some programs, some files Varies by appraiser
Long-term market rent (Form 1007 or 1025) Fallback or mid-term cases Ignores nightly upside

A market report from a data provider such as AirDNA typically shows occupancy, average daily rate, revenue per available night, annual revenue per listing, and a market score graded from 40 to 100.

A market report supports income. It does not replace the appraisal, which still supports value and condition.

Now the hospital twist. A market report is built on comparable listings. If your property books mostly 13-week contracts, its income profile may look nothing like the nightly comps around it. Investor Fuel describes the medical mid-term model as 30 to 90 day stays, and cautions that one operator’s roughly 85% occupancy is not a benchmark.

Lenders in the network treat the mix differently. Some will credit nightly income when the history shows it. Others will treat a property with mostly monthly leases as a long-term rental and underwrite it on lease or appraiser market rent. Ask which way a lender leans before you write an offer.

Think of it this way. The lender wants income it can verify and repeat. Furnished 30-day-plus stays often fit the lease model better than the nightly model. That is not a penalty, just a different test.

What Is the Legal-Use Gate?

Approval can fail here before any ratio is run. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Hospital districts add a wrinkle because they are often zoned for institutional or mixed use. Investor Fuel warns that many major cities restrict or ban nightly rentals outright. A 30-plus-day furnished stay may fall under different rules than a nightly one. That is a local question, and the answer belongs in your file before the lender asks.

A pre-offer checklist:

  • Confirm whether nightly stays, monthly stays, or both are allowed at the address.
  • Get the permit or license in hand if one is required.
  • Read the HOA documents for rental limits.
  • Confirm the insurance policy covers the way you plan to rent.
  • Decide whether you are underwriting nightly or monthly income, and be consistent.

Skip this step and you can lose a deal you thought was solid.

What Does a Worked Example Look Like?

Run the numbers on a modeled scenario. The inputs below are assumptions for illustration, not market data. They show how the income method moves the ratio on the same property.

Scenario Income used Modeled coverage
Strong Documented nightly history About 1.30x
Base Market report, adjusted About 1.15x
Downside Occupancy dips on the same unit About 0.95x
Long-term comparison Appraiser market rent About 1.05x

Notice the spread. The same building lands anywhere from 0.95x to 1.30x depending on whose income number the lender accepts. In the strong case the property clears the 1.00 floor with room. In the base case it clears with less. In the long-term case it barely clears.

The downside row falls under 1.00. For a purchase, the standard short-term-rental programs in our network start at 1.00 coverage. A separate path through select lenders in the network goes below 1.00, with leverage and terms adjusted. A lender might also review interest-only structuring, which Lendmire covers in its guide How to Use Interest-Only Payments to Qualify a Short-Term Rental DSCR Loan. Any of these is subject to lender guidelines, credit approval, and property review.

That downside row is the one to take seriously. If the deal only works at the strong row, it is a bet, not a plan.

What Do Leverage and Credit Look Like?

Short-term-rental files typically carry tighter limits than standard long-term rentals. Across the network, a short-term-rental purchase reaches up to 75% LTV on the strongest files, which means at least 25% down. LTV is loan-to-value: the loan balance divided by the property’s value.

Refinance and cash-out requests on short-term-rental collateral typically top out around 70%, versus around 75% on standard long-term rentals. That difference matters if a lender classifies your hospital property as mid-term. A lease-based classification could change the available leverage.

Credit and experience also shift. Expect a minimum score around 640. Programs usually look for about 12 months of landlord or host experience. Reserves vary by lender, leverage, and loan size, and are commonly around six months of PITIA. Standard programs run up to $3,000,000.

A larger down payment lowers the payment and can lift the ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage. These are typical ranges, not promises, and every file is reviewed individually.

Where Do Hospital Markets Bite Back?

Concentration risk is the big one. Your income depends on one institution’s staffing needs. A travel nurse’s BiggerPockets thread describes roughly three-month contracts that can be cancelled before the start date or mid-contract. A hospital that trims agency staffing can empty a block of furnished units at once.

On files like this, we see lenders and borrowers disagree most on one point: whether last year’s occupancy carries forward. The stronger files pair a history of bookings with a plain explanation of who the guests are and why they stay. They also hold extra reserves, because a vacant furnished unit still carries the full payment.

One more trap. Furnished 30-plus-day stays are not automatically treated as short-term rentals for tax purposes. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

When Is a Long-Term Lease the Better Call?

Sometimes the honest answer is: don’t chase nightly income. If most of your guests would stay a month or more, a plain furnished lease can be easier to document, easier to finance, and steadier to operate. You give up the nightly upside. You also give up the vacancy swings and the extra turnover wear.

This is a genuine toss-up for many investors. The nightly model can pay more when it works. The lease model survives a bad quarter better. If the property only clears 1.00 under nightly assumptions, that is a warning, not a green light.

A brief contrast with agency loans. Fannie Mae recently restructured its rental income policy and added a topic on short-term rental income. DSCR loans are not agency products, and those rules do not govern them.

What Documents Should You Gather First?

Pull this together before you talk to a lender:

  • Twelve months of platform statements or bank deposits, if the property is operating.
  • A market report and your chosen income method, if it is a new purchase.
  • Any lease agreements for furnished stays.
  • The local permit or license, or written confirmation none is required.
  • HOA rules, if applicable.
  • Insurance confirmation for the rental use.
  • Entity documents, if you are buying in an LLC.
  • Proof of reserves and your credit profile.

You will not need personal income documents. You will need property-level proof.

Key Terms Defined

DSCR: A ratio of the property’s monthly rental income to its monthly PITIA.

PITIA: Principal, interest, taxes, insurance, and any association dues on the property.

Mid-term rental: A furnished rental booked for roughly 30 to 90 days at a time.

Form 1007: The appraiser’s rent schedule for a one-unit property, used to estimate long-term market rent.

Form 1025: The appraiser’s operating income statement for a two-to-four-unit property.

LTV: Loan-to-value, the loan balance divided by the property’s value.

Frequently Asked Questions

Does being near a hospital help me get approved?

No. Location is not a program factor in the loans we place. It helps only as a demand story that supports your income documents.

Do travel-nurse stays count as short-term rentals?

Usually not. Stays of 30 days or more look like leases to many lenders, and some will underwrite them on appraiser market rent. Ask each lender how it treats a mid-term property before you commit.

Can I qualify if the property has no hosting history?

Often yes, through a market report or an appraiser’s analysis, subject to lender guidelines. Programs generally expect about 12 months of landlord or host experience from the borrower. If you are new to hosting, talk to a broker before making an offer.

Can I buy it in an LLC?

Many programs allow it, subject to lender program eligibility. Entity documents and insurance get reviewed along with the property.

What if my city restricts short-term rentals?

Then nightly income may not count, and the deal may need to work on lease income instead. Confirm local rules before relying on projected rental income.
