Can You Get a Super Jumbo DSCR Loan on a Luxury Airbnb?

Can You Get a Super Jumbo DSCR Loan on a Luxury Airbnb?

The Quick Read: Yes, but the short-term-rental income path stops at a $2,000,000 loan amount, so a luxury Airbnb above that size has to qualify on long-term market rent or bring the loan down. Super jumbo loans on a nightly-rental property are real through select wholesale programs, subject to underwriting, and the loan size decides how the income is counted.

  • Short-term-rental income counts only on loans up to $2,000,000, at 80% of gross, with coverage of 1.00 or higher.
  • The cap applies to the loan amount, not the purchase price.
  • Above $2,000,000 the file typically reverts to long-term rent, and two appraisals are required.
  • Leverage steps down as the balance grows, with a lower maximum on a purchase from $3,000,000 to $4,000,000, and requests above $4,000,000 reviewed case by case.
  • The borrower must be an experienced investor, and municipal permission must be documented for the specific property.

Luxury vacation rentals are the cleanest example of why loan size and income treatment have to be read together. A property can gross strong nightly revenue and still hit a program ceiling. Across the wholesale network Lendmire works through, that ceiling is the most important fact on these files.

What Does “Super Jumbo” Mean on a Luxury Airbnb?

“Super jumbo” is industry shorthand, not a regulated term. Most programs we see use it for requests above $3,000,000, and the starting point varies by lender.

The standard program in the network stops at $3,000,000. A separate portfolio ladder carries qualified investors from $150,000 up to $10,000,000, with every request above $4,000,000 reviewed case by case before submission. That ladder covers purchases and rate-and-term refinances at the top end, and it carries no cash-out above $3,000,000.

Short-term-rental files and no-ratio files sit on a lower track, with a $2,000,000 ceiling. That gap between the $10,000,000 ladder and the $2,000,000 nightly-rental track is the whole story for luxury Airbnb owners. The $2,000,000 cap is a program design choice, not an industry rule, and it varies by lender.

How Does a Lender Count Nightly Income?

Nightly income is counted at 80% of gross, and that haircut is applied before the coverage test. Coverage is the property’s income divided by the full monthly obligation: principal, interest, taxes, insurance, and any association dues.

Documentation depends on the transaction:

  • Refinance: twelve months of operating history.
  • Purchase: the appraisal’s short-term-rent analysis.

Coverage must be 1.00 or higher on the short-term-rental path. Sub-1.00 files do exist through select lenders in the network, but LTV and terms adjust, subject to underwriting. Short-term-rental income is not eligible on the no-ratio path at all.

Appraisal mechanics matter here. Form 1007 is the single-family rent schedule, and Form 1025 is the 2-4 unit equivalent. DSCR loans are not agency products, so those forms only identify the paperwork. An appraisal-industry firm, Class Valuation, argues that Form 1007 cannot support short-term-rental income and often produces an artificially low coverage figure. That matches what we see: on nightly-rental files, the 1007 rarely drives the income number. The operating history or the appraisal’s short-term analysis does.

What Changes as the Loan Gets Bigger?

Leverage, credit, and cash-out all tighten with size. The table shows the best available ceilings at coverage of 1.00 or higher through select wholesale programs, subject to underwriting.

Loan size Purchase LTV Cash-out LTV
$150K–$1M 80% 75%
$1M–$1.5M 75% 70%
$1.5M–$2M 75% 60%
$2M–$3M 75% 60%
$3M–$4M 65% —
$4M–$6M 60%, on review —
$6M–$10M 60%, on review —

The top cell in each band needs a certain score: 660 or better in the first band, 700 in the second, and 720 in the middle bands from $1.5M to $3M. The program floor is 660 on loans to $3,000,000 and 700 above that, and a lower score takes a lower leverage cell inside the same band.

A few other rules sit on top. Reserves are typically six months of payment obligation on the subject property, and twelve for first-time investors. Two appraisals are required above $2,000,000. Above $3,000,000 the file adds a clean-credit history requirement, 48-month event seasoning, and citizen or permanent-resident status. Interest-only is available for a 120-month period up to 75% leverage, qualified on the interest, taxes, insurance, and dues.

Cash-out has its own limits. Proceeds are unlimited at or below 60% LTV and capped at $1,500,000 above that. On short-term-rental collateral the cash-out ceiling is 70% LTV, while standard rentals top out at 75%. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

What Happens When the Loan Is Bigger Than the STR Path Allows?

Above $2,000,000, the property is underwritten on long-term market rent instead of Airbnb income. This is the question most nightly-rental owners actually face, and it changes the coverage math.

A luxury property’s value often rests on nightly revenue that far exceeds what a long-term tenant would pay. Underwritten on long-term rent, the same house can show coverage well below 1.00 at a $3,000,000 or larger loan. Then the investor has a decision, and the right choice depends on the profile:

1. Bring the loan to $2,000,000 or less. A larger down payment keeps nightly-income treatment. A $4,000,000 home bought with a $2,000,000 loan is still reviewed on short-term income. A $4,000,000 home needing a $2,600,000 loan is not.

2. Run the long-term-rent path with reduced leverage. Coverage between 0.75 and 0.99 is a real select-program route to $2,000,000, and above that the rent has to carry the file. LTV and terms adjust, subject to underwriting.

3. Use the interest-only runway. A 120-month interest-only period, qualified on interest, taxes, insurance, and dues, can lift the coverage figure on a large balance.

4. Rethink the structure. If the numbers only work on a path the program doesn’t offer, the answer may be a different loan type or a different property, not a different underwriter.

Think of the sub-1.00 route as a choice rather than a rescue. If the property carries a strong long-term story, reduced leverage can be defensible. If the investor is reaching because no scenario clears, that signals a pricing or structure problem.

A Worked Example: Same House, Two Underwriting Paths

Run the numbers on a luxury home with a modeled purchase price of $4,000,000 and modeled assumptions throughout, not market data.

Step STR path Long-term-rent path
Loan size At or under $2M $2.6M, above the STR ceiling
Income counted 80% of gross nightly revenue Market rent from the appraisal
Coverage test 1.00 or higher 1.00 earns full leverage
Typical outcome Eligible, if experienced Often below 1.00 unless rent is high

The first path works because the loan fits under the ceiling. The second fails or reduces leverage because the nightly revenue is no longer counted. The price is the same in both columns. Only the loan amount moved.

Market color is supportive but not decisive. A StayFi summary of industry data reports upscale-listing average daily rate growth of 5.23% year over year, against a slight decline for budget listings. The industry’s midyear outlook, covered by Yahoo Finance, forecasts 57.4% average occupancy and 2.9% RevPAR growth, with supply growth slowing. Strong nightly rates help the file only inside the $2,000,000 limit.

Who Qualifies on the Short-Term Path?

The short-term-rental path is for experienced investors, and the experience test is concrete. A borrower must have owned income property for at least twelve of the last thirty-six months. A first-time investor can still buy rental property through the long-term path, but nightly-income treatment is off the table, and reserves run higher.

Entity vesting is welcome, with no layered entities, subject to lender program eligibility. Holding title in an LLC does not remove the borrower’s personal credit review, so expect the credit requirements above to apply to the guarantor.

Property types are broad: one to four units, warrantable and non-warrantable condos, and condotels with their own limits. Non-warrantable condos cap at 75% and $1,500,000. Rural property on five acres or less can reach 75% on loans at or below $3,000,000, and above $3,000,000 no rural property is allowed, with no more than ten acres on a non-rural one.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Does the Appraisal Look Different on a One-of-a-Kind House?

Yes. Luxury properties have few true comparables, and above $2,000,000 two appraisals are required. Expect more scrutiny of the nightly-rate analysis, and expect the appraisers to disagree on value more often than on a typical house.

A practical point on purchases: the appraisal’s short-term-rent analysis stands in for operating history. A seller’s management statement showing actual performance can strengthen the story, though it is not a program parameter. Treat it as support for the file, not a substitute for the appraisal.

What About Local Rules and HOAs?

Short-term-rental rules are set locally and change. Municipal permission to operate must be documented for the specific property, and the program never assumes it for a city, county, or state. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A strong nightly projection on a property that cannot legally operate is not income at all.

Purchase, Refinance, or Cash-Out?

Each transaction behaves differently on a luxury rental. A purchase uses the appraisal’s analysis and carries the best leverage. A refinance uses twelve months of history, which rewards an operator with clean books. A cash-out is tighter than either: the 70% ceiling on short-term-rental collateral, the $1,500,000 proceeds cap above 60% LTV, and no cash-out at all above $3,000,000. Cash-out proceeds also cannot satisfy the reserve requirement. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Key Terms Defined

DSCR: the property’s income divided by its full monthly obligation of principal, interest, taxes, insurance, and dues.

Super jumbo: industry shorthand for very large loans, generally above $3,000,000, with no regulatory definition.

No-ratio: a path through select programs with no coverage test, reaching $2,000,000 through a handful of lenders in the network, subject to underwriting, with a seven-year clean housing history and no late mortgage payments in 24 months. It does not combine with short-term-rental income.

Haircut: the 80% share of gross nightly revenue that counts as income.

Interest-only period: a 120-month stretch on 30- and 40-year terms, up to 75% leverage. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Frequently Asked Questions

Can projected Airbnb income qualify a luxury purchase?

Yes, up to a $2,000,000 loan. On a purchase, the appraisal’s short-term-rent analysis stands in for operating history, counted at 80% of gross, with coverage of 1.00 or higher. Above $2,000,000 the file reverts to long-term rent. Qualification remains subject to underwriting.

Does no-ratio get around the $2,000,000 cap?

No. No-ratio files reach $2,000,000 through select wholesale programs, subject to underwriting, and short-term-rental income is not eligible on that path. It also requires a seven-year clean housing history.

Do I need prior rental experience?

For nightly-income treatment, yes: twelve months owning income property in the last thirty-six. First-time investors face twelve months of reserves and generally use the long-term path.

Can an LLC borrow?

Yes, subject to program terms. The entity can hold title, but the guarantor’s credit is still reviewed, and layered entities are not accepted.

How much cash-out can a luxury Airbnb support?

Cash-out is capped at 70% LTV on short-term-rental collateral, with proceeds unlimited at or below 60% LTV and capped at $1,500,000 above that. There is no cash-out above $3,000,000. Tax treatment varies; consult a qualified professional. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
